About UK Realty
UK Realty is a Mumbai-based real estate development company focused on identifying, acquiring,
and developing high-potential residential and/or commercial projects. As we expand our portfolio, we
are looking for a driven and strategic Business Development Manager to lead project sourcing and
acquisition initiatives.
Role Overview
The Business Development Manager will play a critical role in expanding UK Realty's development portfolio by identifying, evaluating, negotiating, and securing new real estate projects. The role
requires strong market knowledge, relationship-building skills, financial understanding, and hands-on
experience in land and redevelopment transactions in Mumbai.
Key Responsibilities
Project & Land Acquisition
• Identify and source new development opportunities including:
• Greenfield land parcels
• Redevelopment / SRA projects
• Joint development agreements (JDA/JV)
• Conduct market intelligence and track upcoming opportunities across Mumbai and MMR.
• Build and maintain a strong pipeline of potential projects aligned with company strategy.
Deal Structuring & Negotiation
• Initiate discussions with landowners, societies, brokers, and other stakeholders.
• Lead negotiations on commercials, deal structures, and development terms.
• Assist in structuring JDAs, outright purchases, redevelopment agreements, and strategic
partnerships.
• Coordinate with legal, finance, and technical teams for feasibility and due diligence.
Feasibility & Due Diligence
• Work with internal teams and consultants to:
• Conduct preliminary feasibility studies
• Assess FSI potential, zoning, regulatory constraints, and project viability
• Support financial modeling, cost estimates, and ROI analysis for proposed projects.
• Ensure thorough due diligence before deal closure.
Stakeholder & Relationship Management
• Develop strong relationships with:
• Landowners and housing societies
• Channel partners and brokers
• Architects, consultants, and local authorities
• Represent UK Realty in meetings, site visits, and negotiations.
Market Research & Strategy
• Monitor real estate market trends, pricing, regulatory changes, and competitor activity.
• Provide inputs to management on growth strategy, micro-market opportunities, and risk
assessment.
• Prepare presentations, proposals, and internal reports for management review.
Key Performance Indicators (KPIs)
• Number of viable projects sourced and evaluated
• Successful closure of land/redevelopment/JDA deals
• Quality and profitability of acquired projects
• Strength of acquisition pipeline
• Speed and efficiency of deal execution
Required Qualifications & Experience
• Bachelor's degree in Business, Real Estate, Finance, Engineering, Architecture, or related
field
• MBA or specialization in Real Estate is a plus
• 5–10 years of experience in real estate business development or land acquisition
• Proven track record of closing real estate deals in Mumbai/MMR
• Strong understanding of:
• Mumbai real estate micro-markets
• Redevelopment and society negotiations
• Local regulations, DCPR, FSI norms, and approval processes
