Job Title : Business Development Real Estate - Property Acquisition and Partnerships

Location: Gurugram (On-site)

Reporting To: CEO / Founders Office

Compensation : 50% fixed salary (30-60k based on experience) + 50100% variable

Role Summary

We are seeking a motivated and experienced Business Development Manager to lead end-to-end property acquisition and revenue growth. This role requires a strong background in real estate and hospitality business development, with expertise in CRM-driven lead generation, pipeline management, and deal closure. The ideal candidate will be a transformational leader capable of driving growth, forging strategic partnerships, and collaborating effectively with operational teams.

Key Responsibilities

  • Source, qualify, and close deals to acquire residential properties suitable for short-term rentals.
  • Manage lead generation and qualification pipelines effectively using CRM and SaaS sales tools.
  • Build and maintain strong, trusted relationships with property owners, real estate agents, developers, and aggregators.
  • Negotiate commercial agreements to optimize portfolio profitability and scalability.
  • Partner with Operations, Pricing, and Analytics teams to ensure efficient onboarding and asset optimization.
  • Conduct market research and competitor analysis to continuously identify new acquisition opportunities.
  • Maintain accurate sales forecasts, pipeline reports, and communicate progress to leadership regularly.
  • Represent Shepherds.homes at industry events and build the brand's presence in real estate circles.

Ideal Candidate Profile

  • 3 to 8+ years of experience in business development, sales, or property acquisition within real estate, hospitality, or adjacent sectors.
  • Proven success managing full sales cycles and exceeding revenue targets.
  • Demonstrated ability with CRM tools, lead management, and SaaS-like sales methodologies.
  • Strong negotiation, communication, and stakeholder relationship skills.
  • Strategic and data-driven, thriving in fast-paced startup environments.
  • Bachelor's degree is required; MBA or relevant advanced qualifications preferred.
  • Experience in hospitality business development and short-term rental market is highly valued.
