Cost Engineer

We are a real estate development firm operating in the residential redevelopment sector in Mumbai, with in-house contracting and execution capabilities. We are looking for a Cost Engineer to build and maintain a proprietary project cost database, track actual material consumption across active sites, and develop internal benchmarks that reduce our exposure to commodity price volatility and improve project cost predictability.

This is a foundational role — the candidate will be building systems and processes from the ground up, not just plugging into an existing framework. It suits someone analytical, detail-oriented, and comfortable working closely with site teams as well as management.

Key Responsibilities:

Track actual consumption of key materials (steel, cement, aggregate, formwork, etc.) against sanctioned BOQs on an ongoing basis

Reconcile budgeted vs. actual quantities at each stage of construction and flag variances

Develop and continuously refine internal material consumption benchmarks (thumb rules) indexed against building parameters such as height, structural system, floor plate size, and typology

Conduct rate analysis for key items of work and maintain an updated cost database

Assist in preparation and scrutiny of contractor bills and work orders

Liaise with site engineers to ensure material receipt and usage records are accurately maintained

Prepare periodic cost reports for management with variance analysis and commentary

Required Skills:

Strong understanding of RCC construction — structural systems, material flow, and sequencing

BOQ preparation and reconciliation — budgeted vs. actuals

Rate analysis for civil and finishing items

Proficiency in Excel — structured data entry, pivot tables, variance tracking

Ability to read structural and architectural drawings

Familiarity with IS code material consumption norms and how actuals compare

Site coordination experience — comfortable spending time on active construction sites

Good to Have:

Prior experience in a developer firm with in-house execution

Knowledge of Mumbai market rates for key materials and labour

Experience: 3–6 years in construction cost control, QS, or project controls

Location: Mumbai (combination of office and site visits)
