Property Manager

Position Summary:

The Property Manager - Technical MEP will be responsible for overseeing the operation and maintenance of all technical systems (Mechanical, Electrical, Plumbing) in a luxury residential apartment complex. This role ensures the optimal functioning of the building's MEP systems, coordinating with technical teams, managing vendor relationships, and ensuring high standards of quality, safety, and tenant satisfaction in a high-end residential environment.

Location: Mumbai- Lower Parel, Worli, Prabhadevi Preferred.

Key Responsibilities:

MEP Systems Management:

o Oversee the efficient operation and maintenance of mechanical, electrical, plumbing (MEP) systems within the luxury residential property.

o Ensure all HVAC, electrical, plumbing, and fire safety systems are functioning optimally and meet industry standards.

o Supervise the preventive maintenance and repairs of all technical systems, ensuring minimal disruption to tenants.

Technical Support & Troubleshooting:

o Manage technical troubleshooting for MEP issues, providing immediate response to emergency repairs and ensuring quick resolution.

o Lead the technical team in identifying and addressing complex system failures or breakdowns in the property.

Vendor & Contract Management:

o Manage relationships with external vendors and contractors responsible for the maintenance and servicing of MEP systems.

o Negotiate and review service contracts for technical maintenance, ensuring cost-effectiveness and service quality.

o Supervise vendor performance and ensure compliance with service level agreements (SLAs).

Maintenance & Preventive Programs:

o Develop, implement, and oversee a comprehensive preventive maintenance plan for MEP systems, including regular inspections, testing, and servicing.

o Schedule and supervise regular inspections of all technical systems to ensure safety and efficiency.

o Monitor energy consumption and implement strategies to optimize energy use while maintaining tenant comfort.

Budget & Financial Oversight:

o Manage and track the budget for all technical MEP services, ensuring that expenditures are within the approved budget while maintaining high-quality service standards.

o Track, report, and analyze costs related to maintenance, repairs, and capital improvements of MEP systems.

o Prepare and manage reports on the status of technical systems, repairs, and maintenance activities for senior management.

Compliance & Safety:

o Ensure compliance with all local regulations, building codes, and safety standards related to MEP systems.

o Oversee the fire safety, emergency evacuation plans, and ensure that the building's technical systems meet legal safety requirements.

o Maintain and manage all necessary documentation related to MEP systems, including inspections, certifications, and warranties.

Tenant Liaison & Satisfaction:

o Serve as the primary point of contact for residents regarding MEP-related issues and concerns.

o Address tenant complaints related to MEP systems in a professional and timely manner, ensuring satisfaction in a luxury residential setting.

o Ensure minimal disruption to tenants during maintenance activities, providing advance notice and minimizing downtime.

Team Management & Development:

o Supervise, mentor, and train the technical team responsible for MEP systems, ensuring they are properly equipped to carry out their duties.

o Foster a culture of continuous improvement and provide regular feedback to the team.

o Organize and conduct training sessions on new technologies, safety procedures, and best practices for MEP system management.

Reporting & Documentation:

o Prepare regular reports on the performance of MEP systems, maintenance activities, and expenditures for senior management and property owners.

o Maintain comprehensive records of all maintenance activities, inspections, repairs, and vendor interactions.
