Key Responsibilities
- Land Acquisition & Title Due Diligence
- Conduct and supervise title due diligence for land parcels.
- Verify land records, ownership history, encumbrances, and zoning regulations.
- Provide legal clearance for land acquisition and joint development agreements.
- Contract Management
- Draft, review, and negotiate agreements including:
- Joint Development Agreements (JDAs)
- Sale Deeds, Lease Deeds
- Construction Contracts
- Vendor & Consultant Agreements
- Standardize legal documentation across projects.
- Regulatory Compliance
- Ensure compliance with:
- RERA (Real Estate Regulatory Authority)
- Local municipal and state laws
- Environmental and land use regulations
- Liaise with government authorities and regulatory bodies.
- Litigation & Dispute Resolution
- Manage all litigation, arbitration, and dispute resolution matters.
- Coordinate with external counsel and law firms.
- Develop strategies to minimize legal exposure and resolve disputes efficiently.
- Project Legal Advisory
- Provide legal support across project lifecycle (planning to delivery).
- Advise internal stakeholders (sales, CRM, construction, finance) on legal implications.
- Risk Management & Governance
- Identify legal risks and implement mitigation strategies.
- Develop internal legal policies, SOPs, and compliance frameworks.
- Ensure corporate governance standards are maintained.
- Team Leadership
- Lead and mentor the legal team.
- Manage external legal advisors and consultants.
- Build a high-performing legal function aligned with business goals.
