What this job involves:
Coordinating transactions across the APAC region:
You will be expected to deliver Transaction Management (TM) services to some of the world's largest companies. Managing a portfolio across Asia, this position calls for a highly energetic individual with excellent communication, portfolio management and client relationship management skills. Comfortable in working towards achieving performance targets, you will be responsible to deliver a range of possible real estate and workplace solutions to a client looking for the next generation benefits that come from a vested partnership with JLL. Additional to this, the role also involves you to upskill the team by continuous trainings and diligent contribution towards intrinsically gathering employee feedback and recognition. It is imperative to lay the groundwork for the avenue that is to be paved for the upcoming generation.
Core Responsibility: Accounts and Transaction Management:
- Coordinate, execute and monitor all steps surrounding a transaction (completion of project initiation forms, delivery of market surveys, site tours, RFI/RFPs, LOI, building evaluation matrixes, lease execution and transaction closeout).
- Conduct negotiations (either as primary negotiator or, in support of local brokers) as per clearly defined negotiation strategy.
- Proactive management of lease events (breaks and expiries).
- Prepare, review, analyze, and interpret financial analysis templates including cash flow projections, NPV, P&L to determine the financial impact of transaction scenarios.
- Manage JLL brokers for selected lease transactions as required.
- Gather and evaluate real estate market and property data.
- Lead, mentor, and scale a 4–5 member team while building a stable and efficient delivery structure
- Gather and evaluate economic, demographic, and real estate market data for input into client deliverables and valuation models.
- Conduct market calls, preview space opportunities, develop fact sheets and tour books, and gather photos and floor plans.
- Review and recommend building longlist and shortlist.
- Manage RFP process, including tailoring RFP template to specific transactions Reviewing RFP results and developing final recommendation.
- Manage and lead project decision calls.
- Review lease documents and write lease summaries and abstracts and review other materials as part of the due diligence process.
- Prepare and review detailed financial analysis, including NPV cash flows.
- Present business cases including scenario planning and recommendations related to utilization, location, quality, investments, and cost of the clients real estate portfolio of leased and owned properties.
- Drive innovation and continuous improvement by bringing ideas for improvement or change to help differentiate JLL.
- Develop strong understanding of the wider marketplace in order to advise on trends and transactions.
- Track and monitor open transactions and upcoming events via a workflow platform.
- Lead the preparation of annual reports and other presentations.
- Drive adherence to established CRE process and demonstrate agility and creativity to meet dynamic business needs.
- Escalate risks throughout the organization appropriately.
- Prepare commission invoices and track transactions in proprietary software programs.
- Develops and maintains a detailed understanding of the Client's business and key factors influencing their requirement for our services.
- Delivers on the client's goals and expectations of the regional transaction requirements and ensures exceptional client satisfaction.
Teamwork:
The role will require a large amount of coordination with the different teams within JLL as well as working with the different teams of the client to coordinate and deliver together. It will also at times, leading and
leveraging JLL India's 3X platforms to deliver client's requirements with the other members of the larger
JLL platform that services the client.
Research and Analytics:
You will also focus on related goals aimed at improving the overall approach in financial reporting and
market analysis, by conceptualizing best-in-class frameworks and analytics for the client. This will include,
though not limited to, the following:
- Provide portfolio optimization strategies to the client.
- Update the client on the real estate market (e.g. supply-demand) changes impacting its portfolio.
- Highlight real estate benchmarking data/analysis that could impact the risk profile of the client.
Client and Competitor Intelligence
Periodically as part of the reporting carried out for the client, you will be expected to leverage off the JLL system to educate the client on the latest information regarding the client's competitors as well as the new
and recent trends in the real estate industry.

As one of the regional coordinators, you'll be working frequently with clients, so you'll need to build strong relationships with them. Likewise, you'll need to be proactive and engaging; and make sure that the clients expectations are met each and every time. You will also be the go-to person for any reporting related
concerns.

Along with the transactions, the role will have the responsibility for providing advisory driven support to the account. This will include, though not limited to, the following:
- Analyze and implement the use of technology and automation for portfolio performance.
- Proactively engage with various client teams for risk mitigation & resolution of operational & strategic issues.

You must pay attention to detail and have excellent problem-solving skills. We are the delivery arm for the
client, and they depend on us ensuring we are infallible.
Qualifications
You will require to have a post graduate degree with at least 7 - 10 years of work experience in real estate transaction exposure is preferred, it is the ability and experience in establishing deep client connect /
relationship management and proven ability to deliver regular out-of-the box solutions is an essential skill requirement for this role.
An eye for detail, and emotional intelligence to personality-manage clients in different cultures and
geographies will be a differentiator for this role. Strong MS excel skills with grip on financial variables for
developing a business paper, and an ability to appropriately articulate messaging along with conflict
resolution with multiple real estate stakeholders, are necessary capability requirements.
