Technical Operations Management
• Ensure smooth functioning of all electromechanical and utility systems during shift operations
• Take ownership of building technical assets and ensure operational efficiency
• Coordinate with technicians to resolve technical issues promptly
Maintenance Planning & Execution
• Develop and implement Planned Preventive Maintenance (PPM) schedules
• Monitor breakdown maintenance and ensure timely resolution
• Maintain equipment history cards, logbooks, and maintenance records
Site Inspections & Risk Management
• Conduct regular inspections to identify defects, risks, and operational issues
• Perform risk assessments and support mitigation planning
• Ensure compliance with safety standards and work permit systems
Team Management
• Supervise shift engineers and maintenance staff
• Support hiring, training, and skill development of technical teams
• Review team performance and provide technical guidance
Vendor & Contract Management
• Monitor AMC/CAMC and defect liability period assets
• Manage vendor quotations, invoices, and service performance
• Conduct monthly vendor meetings and ensure corrective actions
Budgeting & Cost Control
• Support preparation of maintenance budgets and cost tracking
• Verify cost sheets, attendance records, and vendor billing accuracy
• Ensure timely submission of client-approved cost sheets and invoice processing
Reporting & Documentation
• Maintain engineering reports including DMR and MMR
• Prepare monthly consumption and utility reading reports
• Ensure proper documentation of maintenance activities and compliance records
Energy & Sustainability Initiatives
• Implement energy conservation measures across building systems
• Monitor utility consumption and identify efficiency improvements
Emergency & Safety Management
• Participate in emergency response teams (ERT/QRT) and evacuation drills
• Prepare corrective and preventive action plans for system failures
• Ensure adherence to No Safety No Work policy
