About the role

The Real Estate transactions team is responsible for supporting all transactional work and performingall financial analysis, market research and deal management pertaining to WeWork'sregional expansion. The Transactions position is responsible for facilitating all actionsrequired for the professional management of WeWork's leasing pipeline and portfolio withintheir designated region and territory. As a dedicated member of a regional deal team, this rolerequires a deep understanding of the commercial real estate market, real estate portfoliomanagement, commercial and legal negotiation, and stakeholder management.Manage the day-to-day activities of WeWork's Real Estate portfolio. Support a diverse set ofcompany needs from basic management of lease abstractions and critical dates.
Responsible for portfolio lease input and tracking to enable the company to make strategicreal estate decisions that support WeWork's expansion and growth.

Roles and Responsibilities

  • LeadingtheRealEstateportfolioandgrowthfortheregion
  • Facilitating timely deal conversion, advantageous deal terms, successful lease negotiation,project management and overall portfolio management
  • Contributing to and overseeing analytics work, particularly market research, deal underwriting, investment committee presentations, etc
  • Facilitating all actions required for and maintaining systems for regionalportfolio management
  • Responsibleforthestorageofalllease-relateddocumentsandinputkeyinformation
  • Reviewcriticaldatareportingprovidedbythirdpartyvendorforaccuracy
  • Coordinatecompletionoftenantimprovementsrequiredinleasesandleaseamendments
  • Researchandprovideinformationonescalations,operatingcostsandrealestatetaxes
  • CollaboratewithAccountingtoreconcilelettersofcreditsandguaranteestoleases
  • WorkwithLegalandthegreaterRealEstateteamonnewlyexecutedleasesandagreements
  • Follow up with landlords in a timely manner on resolution of complaints, status of tenant service requests and miscellaneous tenant requirements
  • Work with Transactions team for deal closeout: receipt of comparison analysis and other relevant information from our broker partners
  • Work with landlords to obtain possession letters, rent commencement agreements and other lease related correspondence

  • Become familiar with all building leases and building rules and regulations with a proficiency to review and investigate conflicts

Education and Desired Qualifications

  • ExtensiveworkexperienceinREFinance,CREbrokerageand/orCREacquisitions(Min. 5 years)
  • PGDM/MBA from a reputed college
