Role Overview
The Retail Leasing professional is responsible for driving leasing activities for retail assets such as malls, high streets, or mixed-use developments. The role focuses on tenant acquisition, lease negotiations, tenant mix optimisation, and revenue maximisation.
Key Responsibilities
- Leasing & Business Development
- Identify and onboard national and international retail brands.
- Develop and execute leasing strategies aligned with asset positioning.
- Source tenants through market mapping, broker network, and direct outreach.
- Drive leasing closures to achieve occupancy and revenue targets.
- Tenant Relationship Management
- Build and maintain strong relationships with retailers, brands, and franchise operators.
- Act as the primary point of contact for prospective and existing tenants.
- Ensure high tenant satisfaction and retention.
- Negotiation & Deal Closure
- Lead commercial negotiations, including rentals, CAM, revenue share, and lease terms.
- Structure win-win deals aligned with business objectives.
- Coordinate with legal and finance teams for lease finalisation.
- Tenant Mix & Strategy
- Plan and optimize tenant mix based on asset positioning.
- Ensure the right category balance (Fashion, F&B, Entertainment, etc.)
- Continuously evaluate and improve tenant performance.
- Market Intelligence
- Track retail trends, competitor developments, and consumer behaviour.
- Maintain a database of retailers and upcoming brands.
- Provide insights for asset repositioning and leasing strategy.
- Cross-functional Coordination
- Work closely with marketing for mall promotions and brand activations.
- Collaborate with asset management and operations teams.
- Support new project launches and pre-leasing activities.
Key Performance Indicators (KPIs)
- Occupancy rate (%).
- Leasing revenue and deal closures.
- Tenant retention rate.
- Average rental value achieved.
- Vacancy turnaround time.
Qualifications & Experience- MBA / Graduate in Business, Real Estate, or related field.
- Experience range:
- Manager: 5-8 years
- Sr. Manager: 8-12 years
- AVP: 12-15 years
- Associate Director: 15+ years
- Strong network within retail brands and leasing ecosystem preferred.
