Role Title: Sales Officer cum Business Development Manager Real Estate
Region: Delhi / NCR (Gurugram, Noida, Greater Noida, Delhi)
Reporting to: Sales Director / Head of Marketing
Experience: 38 Years in Residential/Commercial Real Estate Sales
Role Description
To drive revenue by managing the complete sales lifecycle: from identifying new business channels and generating high-quality leads to conducting persuasive site visits and ensuring final sale closure. The BDM will be responsible for hitting aggressive quarterly targets while building a sustainable ecosystem of channel partners.
Key Responsibilities
1. Lead Generation & Business Development
- Channel Partner (CP) Empanelment: Identify, recruit, and manage a network of real estate brokers and underwriters across NCR.
- Corporate Tie-ups: Organize Corporate Help Desks and presentations at major MNCs in Cyber City (Gurugram) and Noida Electronic City.
- Direct Sourcing: Leverage digital leads (from 99acres, MagicBricks, etc.) and conduct high-energy cold calling and field prospecting.
- Event Management: Represent the brand at property expos, local Haats, and high-end mall activations.
2. The Site Visit Experience
- Guided Tours: Conduct professional, highly detailed site visits for prospective buyers.
- Project Pitching: Effectively communicate the USPslocation advantages (proximity to Dwarka Expressway, Metro, Airport), construction quality (Mivan technology), and ROI potential.
- Competitor Benchmarking: Be ready to explain why your project stands out against neighboring developments in the same sector.
3. Negotiation & Sale Closure
- Financial Structuring: Explain various payment plans (CLP, PLP, Down Payment) and coordinate with bank representatives for home loan eligibility.
- Objection Handling: Navigate complex concerns regarding RERA timelines, maintenance charges, and circle rates.
- Closing: Drive the on-the-spot booking process, including the collection of token amounts and completion of Application Forms.
4. Post-Sales & Compliance
- Documentation: Ensure all KYCs and BBA (Builder Buyer Agreements) are executed as per RERA guidelines.
- CRM Management: Maintain 100% accurate records of every interaction in the CRM to ensure a high Lead-to-Visit and Visit-to-Booking ratio.
Qualifications & Skills
- Education: MBA in Marketing or a related field (preferred).
- Geographical Expertise: Deep knowledge of Delhi/NCR geography (Sectors, connectivity, and local circle rates).
- Regulatory Knowledge: Full understanding of RERA (UP/Haryana/Delhi) and property registration processes.
- Soft Skills: Immaculate grooming, a Boss mindset with humble execution, and the ability to speak fluently in English and Hindi.
- Negotiation: A proven track record of closing deals worth 1 Cr to 10 Cr+.
