Project Manager

Khao Aur Khane Do is hiring a Project Manager in Bangalore to own the end-to-end fit-out of new outlets—from design to Day-1 launch. You'll combine 2D/3D design fluency with on-site execution, contractor coordination, and tight project control to deliver on quality, budget, and timelines.

Key Responsibilities (Bangalore Focus)

• Fit-Out & MEP Execution: Run full site build—civil, interiors, HVAC/MEP, kitchen utilities—coordinate commissioning and snag closure.
• Design & Layout Review: Work on AutoCAD/SketchUp plans, kitchen line layouts, space planning, materials—ensure brand standards.
• Contractors & Vendors: Manage architects, GCs, OEMs, signage, and MEP vendors; run BOQs, POs, SLAs, and daily progress trackers.
• Time & Cost Control: Own Gantt/trackers, weekly site WIPs, cost vs. BOQ checks, variation control, and QA/QC.
• Site Supervision: Frequent site visits; enforce safety, Barricading, PPE, and regulatory compliance.
• Local Approvals & Utilities: Coordinate with BBMP/BESCOM/BWSSB/Fire norms, mall/HSR bylaws, hood/duct, gas line & load approvals.
• Procurement & Inventory: Source per spec, value-engineer where needed, track deliveries and store-room inventory.
• NSO Handover: Deliver defect-free handover to Operations (licenses, O&M manuals, warranties, as-built drawings).

Qualifications & Skills

• Degree/Diploma in Civil/Interior/Construction Management.
• 3–6 years in restaurant/retail/commercial fit-outs (QSR experience a plus).
• Proficient in AutoCAD, SketchUp (2D/3D); working knowledge of HVAC/MEP interfaces.
• Strong project management, budgeting, vendor negotiation; disciplined with trackers and documentation.
• Comfortable managing multiple sites across Bangalore; ready to travel as needed.
