Project Controller

Our client is looking for a dynamic Project Controller based at Mumbai and for the search has retained Fact Personnel Pvt Ltd., an executive search company having experience of more than 3 decades to scout for senior role with reputed companies across industries mostly focus on Business Head, CXO and CEO level assignments.

Education : BE Civil with 20 years of experience in real estate development out of which 6-8 years in managerial control profile

Job Duties & Responsibilities

Execution:

1. To be responsible for the operations of the entire value chain of Execution including direction, coordination, implementation, execution, control, and completion of all buildings in the project ensuring consistency with Company's vision, strategy, commitments, targets, and goal
2. Take leadership role to execute the projects at optimum cost, time, and best quality standards from end-to-end. (From pre-construction activities like planning, project design development estimation stage till completion).
3. Coordinate / interact closely with all the stakeholders, concerned departments and take the lead in problem solving and decisions, making optimum use of the services/ expertise of all departments.
4. Ensure compliance of all statutory norms under applicable laws & guidelines. To work closely with the Management to implement strategy for development and operational management, to meet organizational plans within budgets & timescales.
5. To develop and implement systems to monitor project performance against budget authorization, project schedules and establish quality control standards. Also identify variances and working with project management staff to develop and implement plans to rectify ineffective operations.
6. To create strategies and structures to meet the demands of the expanding organization
7. To carry out strategic value engineering, technical up gradation and inculcate best practices and new technology for ensuring cost efficient product.
8. To monitor and measure performance and provide necessary support for team performance and to improve productivity. To be responsible for contracting strategy/vendor selection and watertight contracts with best negotiations for achieving execution efficiencies.
9. To lay down standards and decide selection, monitoring, and evaluation of Vendors / Brands, Rates negotiation and introduction of new products. Obtain approval from Management.
10. To prepare, monitor budgets and recommend ways of cost saving on ongoing basis.
11. To prepare project cash flows for all quarters to make adequate provision & planning.
12. To be accountable for effectively monitoring and controlling the project progress schedule, tracking variance analysis and control measures as per quality standards and schedule.
13. To project and make adequate planning for cash flows.
14. To ensure timely completion of the projects and handover.
15. To monitor Sales data w.r.t. weekly targets
16. To monitor Collection and handover of completed units.
17. To monitor approval and other matters with MIDC
18. To analyse deviations in the progress and report to management with action plan.
