REAL ESTATE GROWTH MARKETING MANAGER (INDIA & DUBAI)

Reports to: Management / Director
ROLE OBJECTIVE
To lead end-to-end sales-focused real estate marketing for residential and commercial projects across India and Dubai, by building strategy, managing outsourced partners, and delivering measurable results in leads, site visits, bookings, and ROI.
KEY RESPONSIBILITIES
Own project-wise marketing strategy: launch, sustenance, and closure
Manage outsourced partners for:
Design & video
Website & landing pages
Digital media buying (Google, Meta, portals)
CRM, WhatsApp automation & calling agencies
Control the lead-to-booking funnel and optimize conversions
Drive efficiency on CPL, site visit ratio, cost per booking
Coordinate closely with sales teams and channel partners
Oversee all marketing assets: websites, brochures, presentations, walkthroughs
Ensure RERA (India) and DLD (Dubai) compliance
Present weekly MIS and ROI dashboards to management
REQUIRED PROFILE
Strong background in real estate marketing
Proven experience managing outsourced agencies
Hands-on knowledge of performance marketing
Clear understanding of CRM and lead lifecycle
Exposure to India and/or Dubai buyer & investor markets

PERFORMANCE-LINKED INCENTIVE STRUCTURE
1. Quarterly Performance Bonus
Linked to booking value, conversion ratio, and cost efficiency
Payout: 15%35% of quarterly CTC based on achievement
2. Booking-Linked Incentive
0.25% 0.50% of net realized booking value
Payable project-wise after booking confirmation
3. Inventory Closure Bonus
Additional bonus for reducing slow or aged inventory beyond target
4. Cost Efficiency Bonus
Extra incentive for reducing marketing cost per booking against benchmarks
