PFI Innovation Centre India is seeking a Facilities and Real Estate Lead, India — an accountable leader responsible for the establishment and strategic development of the India facility. This role will also provide oversight, performance management, planning and optimization. Additionally, this role will be a member of the India Leadership Team and serve as the key point of contact for all internal and external stakeholders for facilities and real estate needs. The role embodies operational excellence, collaboration, and the ability to shape the site's readiness for rapid expansion.

Key Responsibilities

  • Identify, evaluate, and secure suitable site(s) based on strategic business needs, zoning, and cost considerations.
  • Oversee build-out or renovation projects, including construction management, permitting, and coordination with architects and contractors.
  • Develop and implement workplace designs that align with company culture, future growth, and operational requirements.
  • Source and negotiate contracts with new vendors for services such as cleaning, security, and utilities.
  • Obtain necessary permits/certifications, and ensure the new facility meets all legal and environmental standards before opening.
  • Develop and manage budgets for construction, fit-out, furniture, and initial operating expenses.
  • Plan and execute the transition of employees and equipment to the new location, ensuring minimal disruption to operations.
  • Create and communicate emergency preparedness and safety protocols specific to the new facility.
  • Ensure end-to-end site performance through direct operational decision-making and resource management.
  • Establish KPIs for site operations and regularly review performance against targets.
  • Implement disciplined escalation processes to resolve operational bottlenecks.
  • Maintain a portfolio of action plans and track timely execution and closely coordinate with internal teams (e.g., Risk, Compliance, Audit) to address issues and execute process improvements.
  • Monitor and respond to workforce needs to ensure the site is adequately staffed and future-ready.
  • Analyze FTE-to-contractor ratios and adjust staffing models to meet operational demands.
  • Partner with HR/People team to forecast hiring needs and skill gaps on Facilities & Real Estate Team.
  • Facilitate onboarding and training programs tailored to site-specific roles (e.g., emergency preparedness, etc.).
  • Engage with business units to align workforce capabilities with evolving site functions.

What You'll Need

  • A degree in Business Administration, Real Estate Management, or Facility Management.
  • 8–12 years in corporate real estate or facilities management, with exposure to large-scale projects and multi-site operations.
  • Strategic thinking with the ability to align site growth with enterprise objectives and anticipate future capacity needs.
  • Proven operational agility in complex, fast-paced environments, with strong problem-solving skills and adaptability.
  • Expertise in workforce planning, including forecasting, balancing FTE/contractor ratios, and optimizing talent deployment.
  • Strong stakeholder engagement and influence skills, with experience driving cross-functional alignment.
  • Demonstrated ability to make data-driven decisions using workforce metrics and business insights.
  • Excellent communication and interpersonal skills.
