Job Description

Key Responsibilities

Technical Operations Management

  • Ensure all technical services and utilities are operational during shift hours
  • Manage electromechanical systems with support from the technical team
  • Oversee building technical assets and ensure optimal performance

Preventive Maintenance & Asset Management

  • Prepare and implement Planned Preventive Maintenance (PPM) schedules
  • Maintain asset records, logbooks, and equipment history cards
  • Track assets under defect liability period and AMC/CAMC contracts

Team Leadership & Development

  • Lead, supervise, and guide engineering and maintenance staff
  • Support hiring, training, and development of technical teams
  • Review team performance and provide ongoing guidance

Vendor & Contract Management

  • Review vendor quotations, invoices, and service deliverables
  • Conduct regular vendor meetings and ensure corrective actions
  • Ensure timely contract renewals, invoice submissions, and payment follow-ups

Performance Monitoring & Reporting

  • Monitor SLAs and KPIs to ensure service excellence
  • Prepare and maintain reports such as DMR, MMR, and maintenance records
  • Ensure accurate documentation and reporting compliance

Financial & Budget Management

  • Support budgeting processes and cost control measures
  • Verify cost sheets, attendance records, and expense tracking
  • Ensure timely submission of client-approved financial documents

Risk Management & Safety Compliance

  • Conduct site inspections to identify risks and defects
  • Perform risk assessments and implement mitigation strategies
  • Ensure adherence to safety procedures, work permits, and compliance standards
  • Participate in emergency response teams (ERT/QRT) and evacuation drills

Energy Management & Sustainability

  • Plan and implement energy conservation initiatives
  • Monitor utility consumption and optimize efficiency

Incident & Problem Management

  • Attend to major technical complaints and coordinate resolutions
  • Perform root cause analysis for system failures and breakdowns
  • Develop corrective and preventive action plans

Stakeholder Coordination

  • Coordinate with clients, occupants, and internal teams on technical issues
  • Support Property Manager / Assistant Property Manager in service delivery
  • Collaborate with regional and corporate teams for reporting and compliance
