Key Responsibilities
Technical Operations Management
- Ensure all technical services and utilities are operational during shift hours
- Manage electromechanical systems with support from the technical team
- Oversee building technical assets and ensure optimal performance
Preventive Maintenance & Asset Management
- Prepare and implement Planned Preventive Maintenance (PPM) schedules
- Maintain asset records, logbooks, and equipment history cards
- Track assets under defect liability period and AMC/CAMC contracts
Team Leadership & Development
- Lead, supervise, and guide engineering and maintenance staff
- Support hiring, training, and development of technical teams
- Review team performance and provide ongoing guidance
Vendor & Contract Management
- Review vendor quotations, invoices, and service deliverables
- Conduct regular vendor meetings and ensure corrective actions
- Ensure timely contract renewals, invoice submissions, and payment follow-ups
Performance Monitoring & Reporting
- Monitor SLAs and KPIs to ensure service excellence
- Prepare and maintain reports such as DMR, MMR, and maintenance records
- Ensure accurate documentation and reporting compliance
Financial & Budget Management
- Support budgeting processes and cost control measures
- Verify cost sheets, attendance records, and expense tracking
- Ensure timely submission of client-approved financial documents
Risk Management & Safety Compliance
- Conduct site inspections to identify risks and defects
- Perform risk assessments and implement mitigation strategies
- Ensure adherence to safety procedures, work permits, and compliance standards
- Participate in emergency response teams (ERT/QRT) and evacuation drills
Energy Management & Sustainability
- Plan and implement energy conservation initiatives
- Monitor utility consumption and optimize efficiency
Incident & Problem Management
- Attend to major technical complaints and coordinate resolutions
- Perform root cause analysis for system failures and breakdowns
- Develop corrective and preventive action plans
Stakeholder Coordination
- Coordinate with clients, occupants, and internal teams on technical issues
- Support Property Manager / Assistant Property Manager in service delivery
- Collaborate with regional and corporate teams for reporting and compliance
