Job Summary
The
Director - Retail Leasing (International Property Consultant) for North & East India will be responsible for leading and overseeing all retail leasing activities for a diverse portfolio of properties. This pivotal role involves developing and executing strategic leasing plans, negotiating complex lease agreements, fostering strong relationships with national and local retailers, and driving occupancy and revenue growth. The ideal candidate will possess a deep understanding of the retail real estate market, exceptional negotiation skills, and a proven track record of successful lease transactions.
Key Responsibilities
- Develop and implement comprehensive retail leasing strategies to achieve portfolio occupancy and revenue targets.
- Lead and manage the entire leasing process from initial prospecting and market analysis to lease execution and tenant onboarding.
- Identify and target prospective national, regional, and local retail tenants that align with property merchandising strategies.
- Conduct thorough market research, competitive analysis, and demographic studies to inform leasing decisions and identify emerging retail trends.
- Negotiate lease terms, conditions, and financial structures with prospective tenants, ensuring optimal outcomes for the company.
- Prepare detailed financial analyses, including proformas, cash flow projections, and return on investment (ROI) calculations for proposed lease transactions.
- Cultivate and maintain strong relationships with brokers, retailers, and industry professionals to generate leads and enhance market presence.
- Collaborate closely with legal counsel to draft, review, and finalize lease agreements, ensuring compliance with all legal and company requirements.
- Work cross-functionally with property management, development, marketing, and finance teams to ensure seamless tenant transitions and property performance.
- Oversee the preparation of leasing reports, forecasts, and budgets, providing regular updates to senior management on leasing activities and market conditions.
- Mentor and guide junior leasing professionals, fostering a collaborative and high-performing team environment.
- Represent the company at industry events, conferences, and trade shows to promote properties and expand professional networks.
