Job Roles & Responsibilities:
Sourcing of deals
- Generate actionable pipeline of investable opportunities in commercial real estate.
- Independently manage transactions and negotiate with land owners, IPCs
- Evaluate the pool of potential deals generated by team and provide inputs on the deals to be pursued
- Prepare and negotiate Terms Sheets and other negotiation documents as may be required on a case-to-case basis
- Involve in negotiating with landowners / JV partners during the course of the transaction and during definitive documentation stage to enable deal closure
Modelling and Analysis
- Create the financial models and determine the appropriate return calculations basis the partnership model adopted
- Analyse the market in terms of competition & product.
Due Diligence, Documentation and Closure
- Drive the timely and accurate verification of title of land parcel
- Collaborate with and analyse the inputs from design, development, leasing teams on deal feasibility analysis, product mix, pricing strategies.
- Monitor the due diligence is conducted accurately and all the associated risks are highlighted and mitigated appropriately
- Prepare and present investment memorandum for the Investment Committee to take a decision on the deal
- Negotiate deal documentation and conclude CPs to effect deal closure
