silent productivity killer: The Commute Penalty. When a worker spends 90 minutes on a bus
before a 10-hour shift, productivity drops, safety risks rise, and retention collapses. At Nia.one,
we are fixing this. We are looking for two Business Development Managers (Operator-Closers)
to join our mission in Chennai.
This role requires a rare blend of McKinsey-level strategic rigor and Indian Army-level
operational discipline.
The Mission
* Scale: Secure 10,000 beds across the Oragadam/Sriperumbudur cluster.
* Target: Partner with A+ anchors (Hyundai, Daimler, Bosch, Renault-Nissan) to provide
managed living.
* Impact: Achieve 95% occupancy and 80% worker retention through our Nest & Curry model.
Key Responsibilities
* Strategic Acquisition: Identify and onboard Tier-1 OEMs and corporate partners through cold-
calling and on-ground reconnaissance.
* Contracting: Negotiate and sign Strategic Framework Agreements (SFAs) with Direct
Remittance (Payroll Deduct) models.
* Pipeline Management: Build a robust sales funnel and perform comprehensive market
mapping of industrial territories.
* Asset Quality: Ensure all onboarded assets maintain our B+ Property Quality Index.
* Liaison: Coordinate with internal teams to ensure a seamless Nest onboarding experience
for the workforce.

* The Negotiator: You have a proven track record in B2B/Enterprise sales and on-ground client
acquisition.
* The Tactician: You are target-driven, self-motivated, and comfortable with extensive field

Mandatory Pre-requisites
* Location: Based in or willing to relocate to Chennai.
* Language: Native-level fluency in Tamil (essential for local impact) + English/Hindi.
* Mobility: Must own a two-wheeler with a valid driving license for field travel.
