MEP Systems Operations & Maintenance
• Manage operation and maintenance of MEP systems including HVAC, electrical, plumbing, fire safety, UPS, PACs, and BMS
• Ensure zero downtime of critical infrastructure and continuous building operations
• Monitor system performance and ensure preventive maintenance execution
• Conduct minor repair and maintenance activities for building systems
Incident & Emergency Management
• Handle critical incidents such as lift failures, fire alarms, and system breakdowns
• Perform root cause analysis and implement corrective and preventive actions
• Ensure emergency preparedness through mock drills and BCP planning
• Maintain system reliability and operational continuity
Preventive Maintenance & Asset Management
• Plan and execute preventive maintenance schedules
• Maintain asset registers and track equipment lifecycle and condition
• Optimize asset utilization and ensure long equipment life
• Manage shutdown planning and execution for annual maintenance activities
Vendor & Contract Management
• Coordinate and manage vendors for maintenance and repair services
• Ensure SLA compliance and quality of delivered services
• Negotiate contracts and monitor vendor performance
• Manage AMC renewals and procurement processes
Budgeting & Procurement
• Prepare BOQ for R&M works and manage procurement cycles (PO/PR)
• Track budgets, expenditures, and financial forecasting
• Conduct technical-commercial evaluations for vendor selection
• Optimize maintenance cost without compromising quality
