Job Description

Key Responsibilities

MEPF Systems & Technical Operations

  • Manage complete operation and maintenance of Mechanical, Electrical, Plumbing, and HVAC (MEPF) systems
  • Ensure optimal performance and reliability of all building engineering systems
  • Monitor and maintain critical infrastructure including UPS, PAC, FAPA, BMS, and electrical distribution systems
  • Ensure zero downtime for mission-critical operations

Critical Infrastructure & BMS Management

  • Oversee Building Management System (BMS) operations as the central control system for HVAC, lighting, and fire safety systems
  • Conduct continuous monitoring and optimization of building systems through BMS
  • Ensure preventive maintenance and system reliability

Incident & Emergency Management

  • Handle critical incidents such as fire alarms, lift entrapment, power failures, and system breakdowns
  • Identify root causes of incidents and implement corrective and preventive actions
  • Conduct trend analysis and improve response procedures through training and SOP updates
  • Lead emergency response planning and execution

Vendor & Contract Management

  • Manage vendor relationships, negotiations, and service delivery quality
  • Ensure compliance with Scope of Work (SOW) and contract terms
  • Track vendor performance and ensure accountability for service delivery
  • Maintain AMC tracker and initiate renewals 60–90 days before expiry
  • Evaluate vendor KPIs to optimize commercial and service agreements

Procurement & Financial Management

  • Prepare and manage budgets, forecasting, and expenditure tracking through PO/PR systems
  • Develop Bills of Quantities (BOQ) for repair and maintenance works
  • Conduct technical-commercial evaluations for procurement decisions
  • Ensure cost optimization and financial discipline in operations

Safety, EHS & Compliance

  • Ensure strict adherence to EHS standards including Lockout/Tagout procedures
  • Conduct daily safety briefings and promote safety culture
  • Ensure compliance with statutory regulations, building codes, and safety standards
  • Coordinate with authorities and landlord for timely renewal of compliance requirements

Energy Management & Sustainability

  • Conduct energy audits and identify optimization opportunities
  • Implement energy conservation strategies and monitor consumption trends
  • Analyze load patterns and benchmark energy performance
  • Introduce sustainable technologies and innovative solutions

Asset & Lifecycle Management

  • Maintain complete asset inventory and track equipment health, lifecycle, and performance
  • Plan preventive maintenance to extend asset life and reduce failures
  • Ensure optimal utilization of infrastructure and equipment

Project & Shutdown Management

  • Manage minor projects such as fit-outs, retrofits, and upgrades without disrupting operations
  • Coordinate annual power shutdowns including planning, vendor scheduling, and execution
  • Ensure safe execution of shutdown activities with critical path planning
  • Manage utility shutdown coordination during project execution

Business Continuity & Risk Management

  • Develop and maintain Business Continuity Plans (BCP) for critical failure scenarios
  • Conduct mock drills and black-start tests for UPS and DG systems
  • Perform quarterly audits to identify infrastructure risks and vulnerabilities
  • Ensure readiness for emergency recovery scenarios

Training & Development

  • Maintain technical skill matrix for engineering staff
  • Conduct onboarding and mandatory EHS training for all new joiners and contractors
  • Organize monthly knowledge-sharing sessions for continuous learning
  • Identify training needs in technical and safety areas

Standardization & SOP Management

  • Develop and implement Standard Operating Procedures (SOPs) for all critical tasks
  • Ensure consistent execution of processes across shifts and teams
  • Monitor vendor compliance against SOPs and service standards

Stakeholder & Client Management

  • Maintain strong relationships with clients, tenants, and stakeholders
  • Proactively understand and address client needs and expectations
  • Ensure high levels of customer satisfaction through responsive service delivery
  • Liaise with landlord for day-to-day operations and common area management
