Job Summary

The Zonal Manager Growth will own end-to-end performance of a defined zone, with clear accountability for revenue growth, supply acquisition, occupancy, customer satisfaction, and operational efficiency.

This is a target-driven leadership role requiring strong execution skills, data-backed decision-making, and the ability to scale operations while meeting aggressive growth and service benchmarks.

Key Responsibilities

1. Operational & Performance Management

  • Own overall zone P&L, ensuring achievement of monthly and quarterly targets across supply onboarding, occupancy, revenue, and cost optimization.
  • Drive execution of standard operating procedures (SOPs) to improve turnaround time, service quality, and operational efficiency.
  • Track and improve key metrics such as occupancy %, onboarding cycle time, ticket resolution TAT, and portfolio utilization.

2. Team Leadership & Execution

  • Lead and manage a team of Property Managers and Operations staff, with clear goal-setting, reviews, and performance tracking.
  • Set individual and team-level targets, conduct regular performance reviews, and ensure accountability.
  • Build a high-performance culture focused on results, ownership, and continuous improvement.

3. Business Growth & Expansion

  • Drive new supply acquisition and market expansion within the zone, aligned to growth targets.
  • Build strong relationships with property owners, brokers, developers, and local stakeholders to accelerate onboarding.
  • Identify new micro-markets and execute go-to-market strategies to increase Nestaway's footprint.

4. Customer Experience & Retention

  • Ensure high customer satisfaction scores (CSAT/NPS) by proactively resolving tenant and homeowner issues.
  • Analyze customer feedback and implement process improvements to reduce escalations and churn.
  • Own escalation management and ensure timely, data-backed resolution.

5. Financial & Data Management

  • Plan and manage the zone budget, ensuring cost discipline while meeting growth targets.
  • Analyze dashboards, KPIs, and MIS reports to identify trends, gaps, and corrective actions.
  • Deliver regular performance reviews and actionable insights to senior leadership.

6. Compliance, Risk & Safety

  • Ensure full compliance with local regulations, company policies, and contractual obligations.
  • Drive adherence to health, safety, and risk management standards across properties and teams.

Qualifications & Experience

  • Bachelor's degree in Business Administration, Management, or a related field (MBA preferred).
  • 510 years of experience in a managerial or regional role, preferably in real estate, rental housing, PropTech, or consumer operations.
  • Proven track record of meeting or exceeding targets in a fast-paced, metrics-driven environment.
  • Strong leadership, stakeholder management, and execution capabilities.
  • Excellent communication, negotiation, and analytical skills.
  • Comfortable working with numbers, dashboards, and performance metrics.
  • Proficiency in MS Office and familiarity with CRM/operations tools.
