Role Objective
The Vice President Real Estate Sales will be responsible for end-to-end sales leadership for the Dhanraj Legacy project, ensuring timely inventory liquidation, revenue certainty, channel partner excellence, and brand-aligned sales execution.
This role is strategic and execution-driven, with direct accountability for sales planning, channel management, pricing strategy, collections discipline, and market penetration.
Key Responsibilities
1. Sales Strategy & Revenue Planning
Develop and execute the project-specific sales strategy aligned with overall business objectives.
Define sales phasing, pricing benchmarks, absorption targets, and monthly/quarterly revenue plans.
Ensure predictable cash inflows aligned with construction milestones and funding requirements.
Continuously analyze market trends, competitor pricing, and demand signals.
2. Channel Partner (CP) Management
Build, onboard, and manage a high-performance channel partner ecosystem.
Define CP incentive structures, brokerage frameworks, and performance benchmarks.
Conduct regular CP reviews, pipeline tracking, and conversion optimization.
Ensure ethical sales practices and compliance with RERA and company guidelines.
3. In-House Sales Team Leadership
Lead the project sales team including sales managers and executives.
Implement structured daily, weekly, and monthly sales reporting mechanisms.
Enforce SOPs for lead handling, site visits, booking processes, and documentation.
Drive a high-performance culture with clear accountability and measurable KPIs.
4. Collections & Customer Lifecycle Oversight
Ensure disciplined collections in line with agreed payment milestones.
Coordinate with CRM, accounts, and legal teams to minimize defaults and delays.
Oversee the customer journey from booking to agreement execution and handover coordination.
Handle escalations related to sales commitments and customer expectations.
5. Marketing & Demand Generation Alignment
Work closely with the marketing team to design campaigns that convert, not just generate leads.
Provide ground-level feedback on lead quality, campaign ROI, and messaging effectiveness.
Support brand-building initiatives while maintaining sales efficiency.
6. Governance, Compliance & Reporting
Ensure full compliance with RERA, legal, and internal governance frameworks.
Present structured MIS reports to MD and senior management covering:
Sales velocity
Revenue realization
Inventory status
Channel partner performance
Participate in senior management and board review meetings as required.

Candidate Profile
Education
MBA / PGDM in Sales, Marketing, or Business Management (preferred)
Bachelor's degree in any discipline (mandatory)
Experience
8+ years of experience in real estate sales
3 years in senior leadership roles (AVP / VP / Head of Sales)
Proven track record in large residential projects (200+ units)
Strong exposure to Mumbai / Navi Mumbai / MMR markets
Experience working with channel-driven sales models
