Key Responsibilities:
Engineering & Maintenance Operations:
Direct and oversee the daily technical functions of Planned Preventative Maintenance
(PPM) programs for all critical building systems across assigned coworking locations.
This includes HVAC , electrical distribution (UPS, switchgear, panels), plumbing,
RO's, and fire suppression & life safety systems (fire alarms, sprinkler systems,
emergency lighting) etc.
Conduct regular, in-depth inspections and audits of all electrical rooms, equipment,
and critical infrastructure within each property to ensure optimal performance,
compliance, and proactive identification of potential issues.
Implement and manage predictive maintenance strategies to minimize operational
disruptions, extend asset lifespan, and ensure consistent service delivery.
Drive energy efficiency initiatives across properties by monitoring consumption,
identifying opportunities for optimization, and implementing sustainable engineering
practices to control utility costs.
Team Leadership & Development:
Lead, mentor, and manage a team of in-house engineering technicians, supervisors,
and/or oversee outsourced vendor teams.
Provide expert technical guidance, training, and support to on-site engineering staff
across multiple properties.
Establish clear performance objectives, conduct regular reviews, and build a strong
culture of safety, technical excellence, and continuous improvement within the
engineering team.
Develop effective work schedules, allocate tasks, and ensure adequate staffing for
coverage and prompt emergency response.
Member Experience & Support:
Collaborate closely with the Operations teams to promptly and effectively address
client complaints or feedback related to building services (e.g., temperature issues,
plumbing, power fluctuations, network infrastructure support).
Ensure all maintenance activities and planned shutdowns are executed with minimal
disruption to center operations.
Proactively identify and resolve technical issues that could impact member comfort,
productivity, or overall satisfaction.
Financial Management & Budgeting:
Develop, manage, and adhere to the annual operational and capital expenditure
(CapEx) budgets specifically for the Engineering Department.
Rigorously monitor expenses, identify cost-saving opportunities, and ensure strict
financial discipline within all engineering operations.
Oversee the procurement of supplies, parts, and equipment, ensuring
cost-effectiveness, quality, and timely availability.
Compliance, Safety & Risk Management:
Ensure strict compliance with all local, state, and national building codes, health,
safety, and environmental regulations relevant to commercial office.
Develop and implement robust emergency response plans for building system failures
(e.g., HVAC breakdowns, major power outages, fire incidents).
Conduct regular safety audits, drills, and mandatory training sessions for all
engineering staff to maintain a safe working environment.
Maintain accurate and comprehensive documentation for all maintenance activities,
system schematics, permits, licenses, and compliance reports.
Project Management & Vendor Coordination:
Plan, execute, and oversee diverse engineering projects, ranging from minor repairs
and system upgrades to larger renovations, ensuring delivery on time, within budget,
and to high quality standards.
Manage and cultivate strong relationships with external contractors, service providers,
and specialized vendors, ensuring strict adherence to Service Level Agreements
(SLAs), quality standards, and contractual terms.
