Jones Lang LaSalle Property Consultants (India) Pvt. Ltd. (JLL) is seeking a Technical Manager for Property and Asset Management. This pivotal role involves overseeing the full spectrum of Property Management Services at a given site, ensuring seamless operations through innovation, efficiency, and exceptional service delivery.
What this job involves
Operational Management & Efficiency
- Be in charge of the entire range of Property Management Services at the site.
- Ensure smooth operations by enhancing efficiency using innovation and technology.
- Conduct daily site rounds to ensure proper maintenance of all structures/building facilities and services.
- Ensure a robust complaint management process is in place and meticulously followed.
- Resolve emergency maintenance matters with urgency.
Manpower & Team Development
- Enable site manpower to face challenges by guiding, grooming, developing, and supporting them.
- Ensure proper teamwork across all facilities.
- Play a major role in manpower planning and hiring processes for the site.
Financial Oversight & Compliance
- Formulate suitable budgeting controls and monitor SLAs & KPIs for JLL and outsourced agencies.
- Maintain service level agreements and keep performance indicator scores above excellence.
- Ensure timely renewal of agreements, submission of invoices, and follow-ups for payments.
- Oversee all vendor quotations and invoices.
- Ensure proper signoffs for attendance and cost sheet submission details.
- Ensure timely submission of client-approved cost sheets to JLL office and follow up for invoices.
- Ensure accuracy of billing information.
- Assist client SPOC in creating the annual budget for site operations and formulating management strategies.
Health, Safety & Risk Management
- Ensure health and life safety regulations/manuals adhere on site.
- Implement and enforce all risk assessment recommendations for compliance.
- Create business continuity plans.
- Facilitate services under the slogan No Safety No Work.
Stakeholder Relations & Reporting
- Review and ensure data (hard and soft copy)/e-mails/client files are updated.
- Deal with occupant queries in verbal/written form.
- Communicate and circulate information to occupants/authorities on operational complications.
- Maintain exemplary relationship management with projects, consultants, contractors, government authorities, and statutory agencies.
- Create and submit the Daily Management Report (DMR) and the Monthly Management Report (MMR).
- Coordinate and maintain the as-built drawing and transition document library.
- Work closely with regional RO/HO/SME/Training teams and ensure closures of all required reports.
Desired Skills and Qualifications
Education
- Degree/Diploma in Electrical/Mechanical/Marine Engineering OR equivalent.
