Key Responsibilities
Technical Operations & Maintenance
- Ensure continuous operation of all electromechanical and utility services during shift duty
- Manage and maintain building technical assets including electrical, mechanical, and utility systems
- Implement and monitor Planned Preventive Maintenance (PPM) schedules for all equipment
- Maintain history cards and technical records for all engineering assets
Inspection & Risk Management
- Conduct regular site inspections to identify risks, defects, and maintenance requirements
- Support risk assessments and implement mitigation strategies for building operations
- Perform root cause analysis for system failures and breakdowns
- Develop corrective, preventive, and emergency response plans
Team Management & Supervision
- Supervise shift engineers and technicians, ensuring efficient task execution
- Provide guidance, training, and development support to engineering staff
- Manage staffing activities including hiring, onboarding, and skill development
Vendor & Contract Management
- Monitor AMC/CAMC contracts and ensure proper tracking during defect liability periods
- Review vendor quotations, invoices, and ensure timely approvals and processing
- Conduct regular vendor meetings to review performance and implement corrective actions
- Ensure compliance with SLA and KPI requirements for all vendors and service providers
Financial & Budget Management
- Support budgeting processes and monitor cost control measures
- Ensure timely submission of cost sheets, invoices, and payment follow-ups
- Verify attendance and supporting data for cost sheet preparation
Energy & Utility Management
- Plan and implement energy conservation initiatives to improve efficiency
- Monitor utility consumption and prepare monthly readings with occupants
- Ensure accurate maintenance of logbooks, checklists, and utility records
Compliance & Safety Management
- Ensure all work permits are in place and safe working procedures are followed
- Participate in emergency response teams (ERT/QRT) and evacuation drills
- Promote safety culture aligned with No Safety No Work policy
- Ensure compliance with safety standards, statutory regulations, and operational guidelines
Client & Stakeholder Coordination
- Coordinate with Property Manager/Technical Manager for resolving technical issues
- Address major complaints and ensure timely escalation and resolution
- Maintain effective communication with clients and occupants
Reporting & Documentation
- Prepare and maintain engineering reports including DMR and MMR
- Ensure timely submission of operational and technical reports
- Coordinate with regional and head office teams for reporting and compliance closures
