Key Responsibilities
HVAC Operations & Preventive Maintenance
- Perform preventive and corrective maintenance of HVAC systems including chillers, AHUs, exhaust systems, and ventilation systems
- Ensure all HVAC installations are carried out as per technical standards and specifications
- Conduct routine inspection of motors, belts, pumps, and ensure proper lubrication and alignment
- Replace filters, worn-out parts, and faulty components in HVAC systems
- Maintain proper functioning of ventilation systems including kitchens, parking areas, and toilet exhausts
System Performance Monitoring & Analysis
- Carry out load calculations to determine optimal chiller operations
- Monitor and analyze chiller efficiency, pump performance, and BTU consumption for clients
- Prepare charts and reports for monthly energy and consumption analysis
- Ensure accurate recording of BTU meter readings and update billing formats monthly
- Ensure Building Management System (BMS) is fully functional and regularly updated
Planning & Scheduling
- Prepare 52-week maintenance schedules and shift rosters for HVAC teams
- Assign daily tasks to technicians and ensure proper execution of planned maintenance activities
- Prepare daily and monthly maintenance checklists and ensure compliance
- Manage planned leave schedules for HVAC technicians
Documentation & Reporting
- Maintain records of HVAC equipment including chillers, pumps, AHUs, and exhaust systems
- Prepare Monthly Management Reports (MMR) and HVAC performance updates
- Prepare indents for HVAC spare parts and equipment procurement
- Maintain consumption reports for energy usage, BTU readings, and system performance
Vendor & Inventory Management
- Ensure availability of HVAC spare parts, tools, and consumables for maintenance activities
- Coordinate with AMC vendors and ensure periodic maintenance as per contractual obligations
- Monitor vendor performance and ensure SLA compliance
- Handle ordering of HVAC-related supplies and equipment as required
Troubleshooting & Repairs
- Respond to HVAC emergencies and resolve breakdown issues promptly
- Repair motors, pumps, and fabricate parts when replacements are not readily available
- Identify system inefficiencies and recommend upgrades or improvements
Training & Team Development
- Plan and conduct training sessions for HVAC technicians
- Maintain training records and ensure documentation is included in management reviews
- Support continuous skill development of technical teams
Asset & Facility Management
- Ensure proper maintenance and tracking of HVAC assets during handover/takeover processes
- Manage HVAC-related issues during tenant fit-out activities
- Ensure key equipment and assets are properly accounted for and maintained
- Support facility operations at RGA Tech Park or assigned site locations
