Job Purpose
To execute, supervise, and monitor all civil, finishing, interior, and MEP site activities of a villa project, ensuring quality workmanship, safety compliance, schedule adherence, and seamless coordination with consultants, contractors, and vendors.
Key Responsibilities
1. Site Execution & Supervision
- Supervise day-to-day construction activities including:
- RCC works (footings, columns, beams, slabs)
- Masonry works (AAC / block work/Brick work)
- External and internal finishing works
- Ensure construction is as per approved drawings, specifications, BOQ, and mock-ups
- Carry out layout marking, centre-line marking, and level checks
- Plan work sequencing to avoid rework and clashes
2. Quality Control
- Ensure compliance with IS codes, approved drawings, specifications, and mock-ups
- Check:
- Reinforcement detailing, laps, anchorage, and cover
- Shuttering alignment, line, level, and plumb
- Concrete quality (slump test, cube casting, curing)
- Finishing tolerances and workmanship quality
- Maintain QA/QC records, cube reports, inspection checklists, and snag lists
- Ensure timely rectification of non-conformities
3. Planning & Scheduling
- Prepare daily, weekly, and look-ahead schedules and proposals.
- Monitor progress against project milestones.
- Coordinate manpower, materials, and machinery.
- Identify risks and implement corrective measures.
4. Contractor & Labour Management
- Supervise civil, finishing, interior, and MEP contractors
- Ensure adequate skilled manpower deployment
- Monitor productivity, workmanship, and safety
- Record measurements and assist in RA bills and certifications
- Control wastage and optimize resource utilization
5. Material Management
- Ensure materials are as per approved make, brand, and samples
- Inspect incoming materials (cement, steel, tiles, sanitaryware, fittings, plywood, laminates, hardware, paints, etc.)
- Maintain material reconciliation and consumption records
- Ensure proper storage and protection of interior finishing materials
6. Interior & Finishing Works (Detailed)
- Supervise and coordinate interior finishing works, including:
- Internal plastering, putty, primer, and painting
- Flooring and wall finishes (tiles, marble, granite, wooden flooring)
- Waterproofing in toilets, balconies, terraces, and utility areas
- False ceiling works (gypsum / POP / metal ceilings)
- Carpentry and joinery works (doors, wardrobes, modular kitchen units, paneling)
- Installation of sanitaryware, CP fittings, mirrors, accessories
- Final fixtures, fittings, and handover finishes
- Ensure proper levels, slopes, alignments, joint finishes, and surface flatness
- Coordinate finishing activities with MEP services to avoid damages and rework
- Prepare and close snag / punch lists during finishing and handover stages
7. MEP Coordination
- Coordinate with MEP engineers and contractors for:
- Electrical conduits, wiring, panels, and fixtures
- Plumbing, drainage, and sanitary installations
- HVAC / low-voltage systems (if applicable)
- Ensure sleeves, cut-outs, and embeds are provided during civil works
- Resolve clashes between architectural, structural, and MEP works
- Verify MEP execution as per approved coordinated drawings
8. Coordination & Communication
- Coordinate with:
- Architects and structural consultants
- Interior designers and MEP consultants
- Client / PMC representatives
- Attend site meetings and prepare Minutes of Meeting (MOM)
- Raise, track, and close RFIs and technical clarifications
9. Safety & Compliance
- Ensure strict adherence to site safety norms and PPE usage
- Maintain good housekeeping and safe working conditions
- Ensure statutory and local authority compliance
10. Documentation & Reporting
- Maintain:
- Daily Progress Reports (DPR)
- Site registers, inspection checklists, and logs
- Test reports and snag closure records
- Provide inputs for as-built drawings
- Support final handover documentation
