Technical Operations & Maintenance:
- Managing and maintaining electromechanical and utilities services at the site with the support of a technician team.
- Preparing and implementing planned preventive maintenance (PPM) schedules.
- Conducting regular site inspections to identify and address potential risks and defects.
- Reviewing the work of subordinate staff and providing guidance as needed.
- Ensuring proper documentation, tracking, and follow-up for assets under defect liability period, AMC, and CAMC.
- Planning and implementing energy conservation initiatives.
- Maintaining history cards for all equipment.
- Attending major complaints, escalating to senior management, and coordinating with technical staff as necessary.
- Ensuring work permits are in place and that safe working practices and procedures are strictly followed.
Team Leadership & Development:
- Being responsible for the hiring, training, and development of shift engineers and maintenance staff.
- Overseeing all vendor quotations and invoices.
- Scheduling monthly vendor meetings to discuss daily matters and ensure corrective actions are taken.
Compliance & Reporting:
- Formulating suitable budgeting controls and monitoring SLAs & KPIs for JLL and outsourced agencies to ensure effective service delivery.
- Maintaining service level agreements and keeping performance indicator scores above excellence.
- Ensuring timely renewal of agreements, submission of invoices, and follow-ups for payments.
- Ensuring proper sign-offs for attendance and all required details for cost sheet submission.
- Ensuring timely submission of client-approved cost sheets to the JLL office and following up for invoices.
- Preparing monthly reading sheets with occupants and ensuring all check-sheets and logbooks are properly filled as per schedule.
- Maintaining engineering and other reports like Daily Management Reports (DMR) and Monthly Management Reports (MMR).
- Working closely with regional RO/HO/SME/Training teams to ensure the closure of all required reports.
Safety & Emergency Response:
- Assisting the Property Manager/Assistant Property Manager/Technical Manager in conducting risk assessments of building operations and working towards mitigating highlighted inherent risks.
- Assisting in conducting root cause analysis in case of system failures and breakdowns.
- Creating corrective, preventive, and emergency response action plans.
- Participating in evacuation drills and being a part of the Emergency Response Team (ERT)/Quick Response Team (QRT).
- Facilitating services under the slogan No Safety, No Work.
what we're looking for:
- Analytical and Meticulous: You pay close attention to detail and possess excellent problem-solving skills, using logic to troubleshoot issues and assign/monitor maintenance projects effectively. A strong knowledge of working procedures is essential.
- Qualifications: You hold a Degree or Diploma in Electrical/Mechanical Engineering or an equivalent qualification, with a minimum of 3-5 years of work experience in the Real Estate, Hotel, or Construction Industry. For residential sites, candidates with prior residential experience will be preferred.
