Role Description

  • Prepare preliminary and detailed cost estimates and project budgets for residential projects including apartments, villas, and infrastructure works.
  • Conduct quantity take-offs from drawings and specifications.
  • Prepare BOQ (Bill of Quantities) for tendering and contractor evaluation.
  • Analyse and compare contractor quotations and prepare comparative statements.
  • Assist management in contractor selection and negotiations.
  • Support preparation of work orders and contracts.
  • Track project expenditures against approved budgets.
  • Monitor cost variations, change orders, and escalation claims.
  • Maintain cost reports and cash flow projections for management review.
  • Identify cost-saving opportunities without compromising quality.
  • Verify contractor running bills (RA Bills) based on work completed at site.
  • Coordinate with the site engineering team for measurement verification.
  • Certify contractor bills and recommend payments.
  • Prepare and track final bills and project close-out accounts.
  • Ensure compliance with contract terms and project specifications.
  • Manage variations, additional works, and contract amendments.
  • Maintain documentation related to contracts, claims, and approvals.

Qualifications

  • Bachelor's Degree / Diploma in Civil Engineering or Quantity Surveying.
  • Additional certification in Construction Cost Management or QS is an advantage.

Experience

  • 510 years of experience in quantity surveying within real estate or construction companies, preferably handling residential projects (apartments / villas / gated communities).

Key Skills

  • Strong knowledge of construction materials, methods, and cost estimation.
  • Experience in BOQ preparation, tendering, and contract management.
  • Proficiency in AutoCAD, MS Excel, and project costing tools.
  • Strong analytical and negotiation skills.
  • Attention to detail and strong documentation skills.
