Job Title- Senior Manager Planning & Quantity Surveying (QS)

Role Overview
We are seeking an experienced Senior Manager Planning & QS to lead project planning, cost control, and quantity surveying functions across our residential and commercial real estate projects. The role will ensure timely project delivery, accurate budgeting, cost optimization, and strong coordination between design, execution, and finance teams.
Key Responsibilities
Planning & Scheduling
- Prepare and manage detailed project schedules using tools like MS Project / Primavera.
- Monitor project progress, identify delays, and implement corrective actions.
- Coordinate with site, design, procurement, and management teams to ensure timelines are met.
Costing & Budget Control (QS)
- Prepare project budgets, BOQs, and cost estimates from concept to completion.
- Track project costs and ensure adherence to approved budgets.
- Analyze variances and provide cost forecasts and cash flow projections.
- Certify running bills, contractor payments, and final accounts.
Contract & Vendor Management
- Support tendering, techno-commercial evaluations, and contractor negotiations.
- Review contracts, manage variations, and control scope changes.
- Ensure proper documentation of measurements, claims, and settlements.
Reporting & Coordination
- Prepare MIS reports for management on cost, schedule, and risk status.
- Work closely with architects, consultants, site engineers, and finance teams.
- Ensure compliance with company standards and statutory requirements.
Qualifications & Experience
Education:
- B.E./B.Tech in Civil Engineering or equivalent.
- Postgraduate qualification in Construction Management / Project Management preferred.
Experience:
- 1015 years of experience in real estate or construction, with strong exposure to Planning & QS.
- Proven experience in high-rise residential/commercial projects.
Skills:
- Strong command over MS Project / Primavera / Excel.
- Excellent understanding of BOQs, billing, contracts, and budgeting.
- Good leadership, communication, and coordination skills.
