Key Responsibilities
Engineering Operations Management
- Manage daily site engineering operations and shift activities to ensure uninterrupted system performance
- Respond to customer-generated work requests and assign tasks through computerized maintenance management systems
- Ensure all building engineering systems operate at optimal efficiency
Preventive & Corrective Maintenance
- Develop, recommend, and implement improvements for preventive maintenance programs
- Plan and execute maintenance and repair activities for building systems
- Maintain maintenance procedures and ensure proper implementation across teams
- Develop maintenance manuals and ensure adherence to standards
Emergency Handling & Troubleshooting
- Respond promptly to emergencies including fire, evacuation, equipment failures, elevator outages, and alarm issues
- Use diagnostic tools, meters, and testing equipment to troubleshoot mechanical and electrical system failures
- Ensure rapid restoration of critical systems during breakdowns
Compliance, Safety & Regulatory Management
- Ensure compliance with all applicable state and federal building operation regulations
- Enforce safety policies and ensure a safe working environment for staff, contractors, and visitors
- Conduct inspections to identify risks and ensure corrective actions are implemented
- Ensure adherence to health and safety standards at all times
Technical Systems Management
- Oversee electrical systems, DG sets, HVAC, and other building infrastructure systems
- Coordinate medium voltage repairs with utility providers
- Develop and maintain safety and operational procedure manuals for building systems
- Manage specialized equipment maintenance such as chillers, boilers, and EMS systems
Energy & Sustainability Management
- Identify and implement energy conservation initiatives and improvement projects
- Support energy management system optimization and continuous improvement
- Monitor energy usage and recommend efficiency improvements
Vendor & Contract Management
- Develop specifications and manage maintenance and repair contracts for specialized equipment
- Manage relationships with contractors and service providers
- Ensure quality and timely execution of outsourced services
Budget & Asset Management
- Monitor maintenance expenses and control operational budgets
- Track equipment inventory and ensure timely procurement of required materials
- Maintain maintenance logs and operational records
Team Coordination & Work Planning
- Allocate workload and prioritize tasks for efficient execution
- Ensure training and continuous improvement of engineering staff
- Support skill development and operational effectiveness of teams
Reporting & Documentation
- Maintain daily activity reports and maintenance logs
- Provide inputs for operational reporting and performance tracking
- Document inspections, incidents, and maintenance activities
