Role Summary
Drive first-stage customer engagement and lead qualification for Keerthi Estates premium villa portfolio (6 Cr+).
This is a high-touch, consultative pre-sales role focused on engaging high-net-worth individuals, understanding lifestyle and investment needs, and ensuring seamless handoffs to the field sales team.
Key Responsibilities1. Lead Qualification & Nurturing
- Handle inbound inquiries from digital campaigns, portals, and referrals
- Execute structured telecalling across warm and cold databases
- Qualify prospects based on budget, timeline, location preference, and intent
- Build detailed customer profiles and map buying journeys
2. Consultative Customer Engagement
- Position villa projects as premium lifestyle and long-term investment opportunities
- Understand customer requirements including family needs, amenities, location, and usage (end-use vs investment)
- Communicate project details with clarity: specifications, amenities, pricing, and payment structures
- Address queries with sophistication aligned to HNI expectations
3. Appointment Setting & Sales Handoffs
- Schedule site visits and meetings for qualified prospects
- Coordinate closely with the field sales team for smooth transitions
- Share comprehensive customer briefs to maximize site-visit conversions
- Follow up post-visit to maintain engagement continuity
4. CRM & Database Management
- Maintain accurate CRM records with interaction history and preferences
- Segment leads based on buying stage, budget, and engagement levels
- Execute structured, long-term nurturing for prospects not immediately purchase-ready
- Drive personalized follow-up strategies
5. Market Intelligence & Feedback
- Capture feedback on pricing, features, and competitor comparisons
- Track luxury market sentiment and buyer behavior trends
- Report objections, insights, and positioning opportunities to sales leadership
- Support strategy refinement with on-ground customer intelligence

- Use polished, consultative language; avoid aggressive sales jargon
- Speak clearly, calmly, and with confidence
- Address customers formally (Sir/Madam)

Product & Market Knowledge
- Strong understanding of villa layouts, specifications, and premium amenities
- Knowledge of surrounding infrastructure, schools, hospitals, connectivity, and future developments
- Awareness of competing luxury projects and market positioning
- Familiarity with financing options and documentation processes
Consultative Selling Approach
- Ask open-ended questions to uncover lifestyle and investment goals
- Practice active listening and detailed note-taking
- Offer tailored recommendations rather than generic pitches
- Focus on trust-building and long-term relationships
HNI Customer Handling
- Understand luxury buyer psychology: exclusivity, quality, privacy, and status
- Respect time constraints and decision-making structures
- Engage decision influencers (spouse, family, advisors) effectively
- Use preferred communication channels: calls, WhatsApp, email
Objection Handling
- Price: Emphasize value, appreciation potential, and lifestyle benefits
- Location: Explain infrastructure growth and connectivity plans
- Timelines: Communicate construction milestones and possession clarity
- Credibility: Share references and testimonials from existing customers
Follow-Up Excellence
- Use personalized follow-ups referencing past discussions
- Share relevant updates, construction progress, and launch events
- Maintain consistent touchpoints without being intrusive
Technology & Process ExcellenceCRM & Multi-Channel Engagement
- Log all interactions with clear next-action steps
- Use automated reminders aligned to customer timelines
- Track response rates, call quality, and engagement metrics
- Leverage WhatsApp, email, SMS, and video calls for premium engagement
Qualifications
