About the Role
Lead the end-to-end sales function for Keerthi Estates premium villa projects in Hyderabad. This role is focused exclusively on direct and channel sales, bookings, collections, sales team leadership, and stakeholder coordination. Marketing strategy and execution are handled by a separate team — this role collaborates with Marketing for lead handoffs and campaign feedback but does not own marketing activities.
Responsibilities
- Sales Strategy & Target Delivery
- Build and own annual/quarterly sales plans, booking targets, and collection milestones.
- Drive pricing execution, discount approvals within delegated limits, and inventory allocation to meet revenue goals.
- Own P&L-relevant sales outcomes for assigned projects (bookings, cancellations, collection efficiency).
- Sales Team Leadership & Operations
- Train, and lead the sales team (TLs, sales advisors, CRM/collections specialists).
- Set KRAs, run daily huddles and weekly performance reviews, and implement SOPs for sales processes.
- Maintain CRM hygiene and ensure accurate pipeline reporting.
- Channel & Partner Management
- Build and manage channel partner (CP/broker) ecosystem, including empanelment, incentive slabs, and compliance.
- Monitor CP productivity and optimize channel mix (walk-ins, CPs, referrals, portal-sourced leads).
- Conduct broker meets and relationship management (executional, not marketing creative).
- Customer Journey, Conversions & Documentation
- Oversee the customer journey from first contact to booking and agreement execution.
- Improve visit-to-booking and lead-to-booking ratios through process improvements and coaching.
- Ensure timely execution of sale agreements, coordination for buyer financing, and handover readiness from a sales perspective.
- Collections & Financial Controls
- Partner with Finance/CRM to drive milestone collections, reduce receivable aging, and manage refunds/cancellations.
- Implement controls to minimize discount leakage and unauthorized concessions.
- Report collections performance and escalation of overdue accounts.
- On-site Coordination & Handover Support
- Coordinate with Projects, Site, Legal, and Quality teams for unit readiness, snag resolution, and buyer site visits.
- Represent Sales in coordination meetings to ensure timely handover and client satisfaction from a sales standpoint.
- Market & Competitive Inputs (Sales-Focused)
- Provide sales-driven market feedback on competitor pricing, absorption, and buyer preferences to inform pricing/execution.
- Produce weekly sales intelligence and pipeline forecasts for leadership (not responsible for market research marketing deliverables).
- Governance & Reporting
- Own MIS for sales KPIs: leads, visits, bookings, collections, CP performance, cancellation rates.
- Ensure sales processes are RERA-compliant and audit-ready.
Qualifications
- Experience: 8–15 years in real estate sales with 4+ years leading sales teams; villa/luxury sales experience preferred.
- Education: Bachelor's degree required; MBA/PGDM preferred.
- Market Knowledge: Deep understanding of Hyderabad villa micro-markets, buyer segments, and channel dynamics.
Required Skills
- Leadership, negotiation, closing, sales process design, stakeholder management.
Preferred Skills
- CRM platforms (Salesforce/Leadsquared), MS Excel; familiarity with sales dashboards.
- Fluent in English and Telugu; Hindi advantageous.
