About the role
We are seeking a high-energy, market-savvy Senior Leasing Manager to drive occupancy across our two premium commercial office buildings totalling 3,50,000 sq ft in Bengaluru. This is a hunter role — you will own the full leasing cycle from prospecting to deal closure, with a strong focus on the IT/ITeS sector. You'll have the freedom to bring fresh, innovative go-to-market ideas to the table and execute them independently. This position will report into CEO-of SLK Hotels and Resorts.
Key responsibilities
- Own end-to-end leasing of commercial office space across two buildings — from lead generation to LOI, negotiation, and agreement execution.
- Proactively identify and engage prospective tenants, with a primary focus on IT, ITeS, GCC, and technology companies expanding in Bengaluru.
- Leverage and continuously expand your broker and tenant network across Bengaluru's commercial real estate ecosystem.
- Develop and implement innovative leasing strategies — including flexible workspace propositions, co-working partnerships, managed office tie-ups, and digital outreach campaigns.
- Conduct market intelligence — track competitive supply, demand trends, rental benchmarks, and new entrants in the Bengaluru office market.
- Collaborate with internal teams (legal, finance, facilities) to ensure smooth deal structuring and onboarding of tenants.
- Maintain a robust leasing pipeline and provide regular reporting on occupancy targets, deal status, and market activity to senior leadership.
Candidate profile
- 8–10 years of hands-on commercial office leasing experience in Bengaluru — not just advisory, but actual deal-closing track record.
- Prior experience at a leading real estate services firm — JLL, CBRE, Knight Frank, Cushman & Wakefield, Colliers, or similar — strongly preferred.
- Deep, active relationships with senior real estate decision-makers in the IT and technology sector across Bengaluru — CREs, Admin Heads, and CFOs of tech companies.
- Strong commercial acumen — comfortable with term sheet structuring, rental negotiations, fit-out cost discussions, and lease document reviews.
- Self-starter mindset — able to operate independently, set priorities, and drive results without heavy handholding.
- Creative and entrepreneurial approach to leasing — open to experimenting with non-traditional channels, events, digital marketing, and tenant experience initiatives.
- Excellent communication and presentation skills in English and Kannada/Hindi (preferred).
