Job Description

JD: Inside Sales Business Development Executive (BDE)Role Purpose

The Inside Sales (BDE) is responsible for owning and converting qualified digital leads into signed design and construction contracts.

The BDE acts as the lead owner and client relationship manager throughout the sales journey from first contact to deal closure coordinating with internal experts such as architects, quantity surveyors (QS), and technical teams to develop the right proposal and win the project.

This role focuses on consultative selling, helping potential homeowners understand the designbuild process and guiding them toward starting their project with the company.

Key Responsibilities1. Lead Ownership & Engagement
  • Own assigned digital leads generated from marketing campaigns (website, ads, referrals, etc.).
  • Initiate first contact with leads within defined response time.
  • Understand the client's land details, family needs, budget, and timeline.
  • Qualify prospects based on project readiness and budget alignment.
  • Maintain consistent follow-up until decision stage.
2. Sales Consultation
  • Conduct discovery conversations to understand:
  • Lifestyle requirements
  • Plot size and location
  • Budget expectations
  • Project timeline
  • Educate clients about:
  • The designbuild process
  • Company services and packages
  • Construction methodology and quality standards
  • Position the company as the trusted partner for their dream home.
3. Internal Coordination

To win the project, the BDE will coordinate with internal experts such as:

  • Architects for concept discussions and design consultations
  • Quantity Surveyor (QS) for cost estimation and value engineering
  • Technical team for feasibility and technical clarifications

The BDE must drive these resources effectively to support the sales process.

4. Proposal & Deal Closure
  • Present the design and construction packages to clients.
  • Guide clients through:
  • Proposal understanding
  • Cost breakdown
  • Scope of services
  • Negotiate within company guidelines to close deals.
  • Ensure timely signing of agreements and collection of advance payments.
5. CRM & Sales Process Discipline
  • Update all lead activity in CRM / ClickUp.
  • Track:
  • Lead status
  • Follow-ups
  • Meetings
  • Client decisions
  • Maintain accurate sales funnel visibility.
6. Customer Experience
  • Provide clear and timely communication throughout the sales process.
  • Build trust with clients by being responsive and transparent.
  • Ensure a smooth handover to the design and execution team after deal closure.
