The Role: Research Team Lead
- This is a core leadership position responsible for building the why and how behind every recommendation we make.
- You will design, lead, and scale a research function that looks beyond marketing narratives to uncover ground truth.

Key Responsibilities
- Multi-Layered Market Analysis
Macro-Level Research
- Track interest rates, policy changes, and regulatory shifts
- Monitor economic trends influencing housing demand
- Build forward-looking scenario frameworks
Micro-Market & Neighborhood Deep Dives
- Analyze supply-demand gaps
- Study infrastructure pipelines (metro, roads, utilities)
- Assess livability and growth potential
- Track pricing trends and absorption rates
- Due Diligence Stack Leadership
Build and refine Propsoch's structured evaluation framework:
- Technical Due Diligence: Design efficiency, layout quality, build standards
- Legal Due Diligence: Title verification, RERA compliance, risk flags
- Financial Due Diligence: Developer solvency, project funding, execution track record
- Data Systems & Product Integration
Structured Data Architecture
- Build a searchable, scalable library of projects and market data
- Standardize evaluation frameworks across cities
- Convert raw information into reusable intelligence
Insight Translation
- Convert complex technical or legal findings into clear, buyer-friendly narratives
- Create visual, honest, and evidence-backed presentations
- Enable first-time buyers to understand risks instantly
Tech Collaboration
- Partner with product and tech teams
- Translate research frameworks into automated workflows
- Help scale research through platform features and AI integration
- Leadership & Ground Investigation
Hands-On Research
- Conduct site visits
- Verify RERA filings and regulatory documents
- Interview stakeholders to validate assumptions
- Establish ground truth beyond marketing material
Team Building & Mentorship
- Hire and mentor analysts and architects
- Instill objectivity and analytical rigor
- Build red-flag detection frameworks
- Create a culture of curiosity and integrity
Who We're Looking For:
Experience
- 78+ years in research, advisory, consulting, finance, urban planning, or real estate
- Experience leading high-performing research teams
- Postgraduate degree in Architecture / Urban Planning / Economics / Finance / MBA from a Tier 1 institution
Preferred Background
- Experience at an IPC (e.g., JLL, CBRE, Knight Frank)
- Strong understanding of residential real estate markets
- We are also open to leaders from consulting, finance, or planning backgrounds who are willing to deeply learn the nuances of real estate.
