Job Description

The Regional Director will own the overall business performance, revenue growth, and strategic expansion across the North India region.

Key Roles & Responsibilities

Regional Sales Strategy

  • Define and own the regional sales and go to market strategy aligned with overall organizational growth plans.
  • Deliver regional revenue, occupancy, and profitability targets, with clear ownership of topline performance.
  • Drive large enterprise and strategic account acquisition across North India through a differentiated, solution led sales approach.
  • Continuously assess market trends, competitor movements, pricing, and demand supply dynamics to refine regional strategy.

Client Leadership

  • Build and sustain long term relationships with CXOs, real estate heads, and decision makers across key client accounts.
  • Lead complex, high value negotiations and closures, ensuring alignment with commercial and risk frameworks.
  • Act as the senior escalation point for critical client relationships and ensure high levels of client satisfaction and retention.

Channel Partner & Ecosystem Management

  • Develop and deepen strategic relationships with IPC leadership (City Heads, MDs, and National Heads).
  • Drive partner led demand generation and ensure strong mindshare across the brokerage ecosystem in North India.
  • Identify new channel alliances and institutional partnerships to expand deal flow.

Real Estate Expansion Support

  • Partner closely with the Real Estate, Design, and Finance teams to support regional asset strategy.
  • Assist in shortlisting, evaluation, and acquisition of new properties, ensuring alignment with market demand, feasibility, and revenue potential.
  • Provide market intelligence and commercial inputs for asset underwriting and investment decisions.

Regional Leadership & Team Development

  • Build, mentor, and lead high performing regional sales and business leadership teams.
  • Attract senior talent, develop succession pipelines, and foster a performance driven, collaborative culture.
  • Set clear KPIs, review performance rigorously, and coach leaders to deliver sustained results.

Cross-Functional & Strategic Collaboration

  • Work closely with Operations, Marketing, Design, Finance, Legal, and Technology teams to ensure seamless delivery and scalable growth.
  • Provide regular reporting and insights on budget shifts, strategic risks, pipeline health, and growth opportunities to senior leadership.
  • Contribute to organization-wide strategic initiatives, new product launches, and expansion planning.

Skills & Qualifications

  • 15+ years of experience in Commercial Real Estate sales and business leadership with a Developer, IPC, DPC, Managed Workspace operator, or Real Estate Fund.
  • Demonstrated success in regional or national sales leadership roles, owning large revenue targets.
  • Strong understanding of enterprise leasing, managed office solutions, commercial negotiations, and channel led sales.
  • Proven ability to influence and engage CXO level stakeholders and senior internal leadership.
  • Track record of building and leading large, multicity teams with strong performance outcomes.
  • High commercial acumen with a strategic, data driven decision making approach.
  • Excellent communication, negotiation, and executive presentation skills.
  • Ability to thrive in a fast paced, growth oriented environment with ambiguity.
