Job Description

Site Operations Property Manager



  • Responsible for managing the day-to-day client activities for the assigned property. This person may have oversight of multiple locations. The candidate must be able to organize and prioritize multiple tasks, effectively manage through stressful situations, and consistently make effective, high-quality decisions.
  • He will have overall responsibility for maintenance and operations, contract services, purchasing of material, equipment and supplies, occupancy services and helpdesk.
  • Ensuring all services are performed as per Standard Service Specifications
  • Complaint Management.
  • Manage critical relationships with client, residents and key vendors
  • Proactive liaison with local municipal authorities
  • Ensure that entire staff maintains a critical eye on all aspects of building physical care.
  • Solving Resident Queries & Escalations
  • Source required vendors for works make necessary comparison take up for approval from the client
  • Monthly review meeting with Client, Vendors & staff.
  • Interview, select, hire, supervise and review qualified building operation and management staff.
  • Planning, participating & support in Client events.
  • Monitoring Elevator complaints- Escalations & Timely Resolutions.
  • Ensure that all client deliverables are submitted in a timely manner.
  • CAM defaulters - action plan and progress. AMC & Vendors agreements review & renewals process.
  • Vendor management
  • Assisting and advising All department HOD's and team members.
  • Asset & Inventory Management of each department towards existing and new procurement.
  • Ensuring Circulars and awareness to the residents.
  • Monthly MMR submission to the client.
  • Ensure the team to be aware of SCOPE/UNSCOPE work.
  • Supporting client in projects.
  • Working towards the MOM closures.
  • Primary responsibility is to oversee the efficient operation of all assets/ Equipment's.
  • Assist the Property Manager in the delivery of services to operate and maintain the property including customer/client services, financial management, facility maintenance, procurement, and supplier management
  • Internal complaints and External complaints maintenance of 1103 apartments.
  • Maintaining engineering reports.
  • 1 No,s RMU Panels and 33KV VCBS maintenance
  • 2, no's 33KV transformer operations maintenance.
  • 41 No,s Elevator complaints monitor and follow-up with local engineer
  • 33 KV Voltage monitoring. 33 KV Feeder having heavy fluctuations.
  • 8 No's Diesel Generator's maintenance.
  • 33 KV VCB, s Control supply UPS's, CCTV Cameras, UPS and Emergency Supply UPS maintenance and monitor daily.
  • Elevators Access Cards equipment maintenance issues rectification.
  • HT Panels and LT Panels maintenance
  • AHU and Ventilation panels maintenance.
  • Lighting Distribution Board's maintenance.
  • 45 No's of A/C's maintenance.
  • 172 No's pumps maintenance.
  • WTP, 660 KLD, 740 KLD STP'S pumps and motors maintenance.
  • Fountain water levels pumps and motors maintenance
  • 5 Nos UGS Pumps and Motors and electrical panel maintenance
  • Daily GHMC Water Quantity follow-up with GHMC Lineman/ AE.
  • All Towers Domestic/ Fire/STP Treated water tanks water levels and consumption monitoring.
  • Monthly Common area / DG flat readings follow-up
  • Gym Room Equipment's maintenance.
  • All AMC Vendors Follow up.
  • Maintain all MEP Material requirement and accordingly mak purchase follow up with Finance team and Suppliers.
  • Common area Fire pumps/ motors and Electrical panels Maintenance.
  • Monthly Electricity and GHMC Water bills follow-up.
  • Main gate boom barrier emergency repairs
  • CCTV Equipment emergency repair.
  • Decoration lights arrangement for festivals.
  • New Projects, Material follow up and Purchase till complete with in house team.
  • Attend Major complaints in flats.
  • Daily Follow up MEP, Civil and Painting complaints.
  • Common areas False ceiling repair

To be added and followed;

  • Focusing on PAM/Regular operations reactive and preventive maintenance, small project execution, energy management, engineering staff supervision, training, subcontractor supervision and budget control
  • Street lights / Basketball /Cricket court/ tennis courts/ kids play area lights daily monitoring.
  • ALL MEP related Monthly reports/ Schindler log reports/ Diesel/EB/Water reports should maintain & verify.
  • Responsible for protecting and improving the value of the Owner's or Client's asset, and ensuring that the facility and building systems meet or exceed their rated life.
  • Ensure the availability of an adequate operating inventory of tools and supplies including developing sources for stock materials.
  • Track the AMC/Warranty/Defect Liability Period of all systems - DG, BMS, CCTV, WTP, STP, Fire Safety System, contracts, maintenance calls, etc.
  • Identify safety hazards within the property and incorporate the remediation of such hazards to ensure that the building's staff and engineers work in a safe environment.
  • Responsible for emergency situations (i.e. fire, evacuation, equipment failure, etc.)
  • Ensures compliance with applicable codes, regulations, and government agency and company directives as relates to property operations.
  • Provide a comprehensive facility management service to ensure that all amenities are resourced and maintained to high class community standard.
  • Develop and implement innovative programs, processes and procedures that reduce short- and long-term operating costs and increase productivity by working closely with the Client Facility Head.
  • Oversee the appropriate monthly/quarterly/annual reporting appropriate for the client.
  • Manage the budget efficiently and yield cost savings where possible without compromising quality of service.
  • Maintain site operations and services, through contractors and direct labour, in most cost-effective way.
  • Ensures occupancy of sites complies with statutory legislation.
  • Monitoring on the health condition of assets.
  • Ensure and to be maintain Owners/Tenant occupancy details.
  • Review and Monitor all JLL employee and need to submit on monthly bases to client and operations.
