Role overview

The Regional project manager (Civil) will be responsible for overseeing and managing multiple civil and interior execution projects across a defined region, ensuring consistent delivery of projects from the as-is stage to brand-standardised, operational-ready assets.

This role will supervise and guide multiple project managers (Civil), drive execution discipline, standardisation, and quality control and act as the central link between design, procurement, leadership team as well as the property owners.

Responsibilities

Core project delivery

  • Own end-to-end project execution across multiple sites within the region, ensuring delivery within agreed timelines, quality benchmarks, and budgeted costs via multiple project managers under the direct supervision
  • Conduct periodic site visits and structured audits to monitor construction progress, workmanship quality, and adherence to design specifications.
  • Identify and mitigate risks to project timelines proactively, escalating critical issues with solutions to reporting head (s)
  • Ensure all sites maintain compliance with safety standards, local regulations, and internal SOPs throughout the project lifecycle
  • Liaise with local authorities, municipal bodies, and relevant regulatory agencies to facilitate necessary statutory approvals, NOCs, and permits; ensure all sites remain compliant with applicable regulations including RERA where relevant

Vendor & procurement management

  • Lead end-to-end vendor onboarding for the region by evaluating, qualifying, and contracting civil contractors, material suppliers, and specialist agencies
  • Negotiate pricing, finalize rate contracts, and ensure commercial terms are aligned with regional budgets and market benchmarks
  • Supervise coordination between project managers and the internal procurement team to ensure timely material availability and prevent site-level delays
  • Periodically review vendor performance against cost, quality, and timeline KPIs, and take corrective action or replacements where necessary

Stakeholder & cross-functional coordination

  • Act as the primary regional point of contact for property owners, managing expectations, site access, and relationship continuity throughout the project
  • Coordinate with internal design teams to ensure drawings, BOQs, and specifications are site-ready and updated in sync with project progress
  • Liaise with business development teams on upcoming projects — providing feasibility inputs, site assessments, and timelines for new acquisitions in the pipeline
  • Handle escalations from property owners, vendors, and internal teams with ownership, ensuring quick turnaround and documented resolution

Budgeting & financial oversight

  • Prepare and manage regional CAPEX budgets across all active and upcoming projects, ensuring spends are tracked against sanctioned estimates
  • Review and approve site-level bills, BOQ variations, and change orders with rigorous cost control discipline
  • Generate periodic MIS reports on project status, budget utilization, and variance analysis for leadership review
  • Flag cost overruns early and recommend value-engineering options without compromising quality or scope
  • Maintain accurate and up-to-date project records, trackers, and financial data on the company's ERP or project management tools (such as MS Project, Procore, or equivalent internal platforms), ensuring real-time visibility for all stakeholders

Quality assurance

  • Implement and enforce quality control processes at each stage of construction — structure, finishes, MEP, and handover
  • Conduct or oversee pre-handover inspections and snag-list closures before any property is signed off for fit-out or operations
  • Standardize quality benchmarks across all regional sites and ensure consistency in execution irrespective of vendor or geography

People management & team development

  • Build, lead, and mentor a regional team of site engineers, project coordinators, and supervisors across multiple locations
  • Set clear performance goals, conduct regular reviews, and foster a culture of accountability and ownership within the team
  • Identify skill gaps and drive continuous learning through on-the-job coaching, structured feedback, and training interventions
  • Maintain high team morale and motivation, especially during high-pressure delivery phases or multi-site peak periods

Qualifications

  • Bachelor's degree in Civil engineering (B.E./B.Tech); Master's degree preferred
  • Min. 10 years of experience in civil construction, interior fit-outs, or refurbishment projects
  • Min. 5 years in a managerial or regional leadership role, overseeing multiple projects
  • Proven experience managing simultaneous multi-city or multi-site executions
  • Strong understanding of interior execution, finishing standards, and design implementation
  • Demonstrated capability in team leadership, performance management, and mentoring
  • Solid experience in cost control, BOQ reviews, vendor strategy, and budget optimisation
  • Strong grasp of project controls, reporting, and escalation management
  • Proficiency in AutoCAD, Excel, and project tracking / MIS tools
  • Prior experience in hospitality, hotels, hostels, co-living, or retail rollout projects
