Job Description

The ideal candidate will be responsible for planning, coordinating, and implementing projects within the decided-upon budget, timeline, and scope. They will also effectively monitor and present project updates to relevant stakeholders, clients, or project team members.

Responsibilities

Project Establishment, Budget Development, Design Control

  • Effectively support project team in the process of project establishment, budget development and selection of project consultants
  • Provide timely and constructive feedback on local design codes, local practice, authorities regulations, as well as on construction requirements that will affect the design provision
  • Provide design development support and advice to ensure the works are done in accordance with the design guidelines, standards, brands and budget
  • Co-ordinate the Design Team to ensure the proper co-ordination of design parameter for different trades
  • Support team to facilitate and monitor the progress against the master program milestones during the design phase

Tender Strategy and Control

  • Contribute to the planning for contract packaging and the scope of work to achieve optimisation on tender pricing and timely award of contracts
  • Review the tender list, evaluate tender pricings and study value engineering options and negotiation strategy
  • Participate in tender negotiations to obtain the best value on tender offered, and actively follow-up on the award of tenders to ensure proper documentation and registration

Project Implementation

  • Lead site planning and inspections: safety and site cleanliness, location and routing of temporary facilities and utilities, review mock-ups and reports to ensure proper quality control, construction schedule control
  • Work with Quantity Surveyor and Finance on cost control based on the project budget
  • Administer contracts impartially, reasonably, and proactively to safeguard the interests of the company
  • Manage risks and act in a timely manner to protect the interests of the company
  • Ensure proper recording and timely approval of drawings, samples, mock-ups, queries, amendments, and official government documents

Liaison

  • Co-ordinate, negotiate, and clarify with the relevant government authorities on their requirements for the design of the project
  • Supervise relevant parties for local authority submissions, establish and maintain effective relationships with local authorities and to ensure all required authority licenses are completely granted

Documentation and Handover

  • Complete the entire development and handover to the Operator (lounge, hotel, retail outlet) and Buyer with proper training, manuals, as-built drawings, testing, commissioning and defect management
  • Oversee handover procedures and defects rectification
  • Monitor arrangement for project close out, settlement of final accounts and the deployment plans for project team members

Qualifications

CRITICAL SKILLS AND EXPERIENCE

  • Degree in Architecture, Engineering, Surveying or a construction related discipline, preferably with relevant professional membership
  • Minimum 10 years project management experience in luxury hotel developments or mixed-use developments
  • Strong in construction management with working knowledge of development processes, construction sequences and details
  • Fluency in written and spoken English is required for all project sites
  • Must be the residency of India

PREFERRED SKILLS AND EXPERIENCE

  • Track record in managing contracts of complex nature
  • Knowledge in local languages and construction regulations of the site location

  • Result-oriented and hands-on
  • Excellent communication, managerial and interpersonal skills
