We are looking for a Project & Construction Manager (Resident PMC) to join our team in Bengaluru. Project & Construction Manager (Resident PMC) will lead end-to-end project delivery with a strong on-site presence, acting as the client's on-ground delivery representative and the single point of accountability during construction. The role is heavily focused on site execution, contractor management, build quality, safety, and programme control, while ensuring alignment with approved design intent, cost, and schedule. This position requires hands-on leadership at site and the ability to proactively resolve construction and coordination challenges in real time.
Key Responsibilities
- Lead projects from feasibility through handover and DLP, with primary ownership during construction and site execution phases.
- Act as the on-site client representative, coordinating daily with contractors, consultants, landlords, and authorities.
- Establish, track, and actively manage construction programmes, sequencing, and critical paths to ensure timely delivery.
- Drive day-to-day site activities including contractor coordination, work sequencing, access planning, and logistics management.
- Manage RFIs, submittals, shop drawings, mock-ups, and site clarifications, ensuring constructability and alignment with approved design and specifications.
- Lead consultant coordination across architectural, MEP, structural, cost, and specialist disciplines with a focus on site resolution.
- Conduct regular site inspections covering QA/QC, workmanship, safety compliance, and method statement adherence.
- Monitor contractor performance, productivity, progress claims, and compliance with contractual obligations.
- Identify construction risks early and implement practical mitigation strategies to avoid programme or quality impacts.
- Review BIM / Revit models and construction documentation to support coordination, clash resolution, and site execution.
- Provide structured site reports covering progress, risks, key decisions, and required actions
- Manage statutory inspections, landlord approvals, and site compliance requirements.
- Lead commissioning, handover, close-out documentation, snagging, and DLP management.
Skills & Experience:
- 8 - 12+ years experience in PMC / construction management with significant site-based delivery exposure.
- Strong background in on-site construction management, contractor coordination, and build-phase leadership.
- Proven experience managing RFIs, submittals, shop drawings, and site-driven design clarifications.
- Experience managing complex construction schedules involving multiple contractors and stakeholders.
- Working knowledge of Revit and BIM-based coordination to support construction resolution
- Strong understanding of Indian construction practices, site safety norms, QA/QC processes, and statutory approvals.
- Confident decision-maker with strong communication and leadership skills on site.
- Willingness to travel extensively and stay at site location when required, including during critical construction and handover phases.
