Key Responsibilities
Project Planning & Scheduling
- Prepare detailed project schedules using MS Project (MSP) covering all phases of residential construction.
- Develop baseline schedules, milestones, and work breakdown structures (WBS).
- Track project progress on a regular basis and update schedules with actuals.
- Identify delays, critical paths, and slippages; recommend corrective and preventive actions.
Project Monitoring & Control
- Monitor productivity, progress, and resource utilization against approved plans.
- Prepare weekly and monthly progress reports, dashboards, and MIS for management review.
- Support cost control through variance analysis and forecasting.
Quantity Survey & Reconciliation
- Carry out quantity take-offs and verify BOQs for upcoming works.
- Perform material reconciliation and quantity variance analysis.
- Coordinate with site teams for quantity certification and consumption tracking.
Technical Review & Coordination
- Review construction drawings and specifications for planning feasibility.
- Prepare material requirement calculations in line with construction schedules.
- Coordinate with execution, procurement, and design teams to ensure smooth workflow.
Statutory Compliance & Documentation
- Prepare, compile, and submit statutory documentation related to:
- Environmental Clearance (EC) compliance
- Pollution Control Board (PCB)
- West Bengal Fire & Emergency Services (WBFES)
- Completion Certificate (CC) applications
- Liaise with consultants, and third-party agencies for approvals and compliance follow-ups.
- Maintain proper records and documentation of all statutory submissions and approvals.
Stakeholder Coordination
- Liaise with project managers, consultants, contractors, and statutory bodies on a regular basis.
- Participate in progress review meetings and provide planning inputs and analysis.
Required Skills & Competencies
- Strong expertise in project planning and production planning.
- Excellent analytical and problem-solving skills.
- Proficiency in MS Project; knowledge of Primavera (P6) will be an added advantage.
- Sound understanding of project controls, construction sequencing, and resource planning.
- Strong communication and coordination skills.
- High attention to detail with the ability to manage multiple stakeholders.
Qualification & Experience
- Bachelor's degree in Civil Engineering (mandatory).
- Minimum 8 years of experience as a Planning Engineer.
- Proven experience in residential real estate projects.
- Hands-on exposure to project controls, quantity survey, and statutory compliance.
