Position Overview

We are seeking an experienced and result-oriented Planning & Costing Manager with strong expertise in Maharashtra DCPR regulations, project planning, cost control, and real estate development activities. The candidate will be responsible for end-to-end planning, statutory compliance coordination, cost estimation, budgeting, and monitoring of multiple construction projects.

The ideal candidate must have in-depth knowledge of regulatory approvals, development control rules, feasibility analysis, and cost sheet preparation.

Key Responsibilities

1.Feasibility & Project Evaluation

Technical feasibility studies for land acquisition & redevelopment projects

Project viability analysis including sale area, loading, cost & revenue estimation

Risk assessment & mitigation planning

2.Maharashtra DCPR Compliance

Strong working knowledge of Maharashtra DCPR rules

Scrutiny of building plans as per applicable Development Control Regulations

FSI calculations, fungible FSI, TDR planning & redevelopment norms

Coordination with Liaison Consultants & Authorities for approvals

3.Costing & Budgeting

Preparation and validation of detailed Project Cost Sheets

Cash flow planning of various approvals

4.Project Planning & Coordination

Lead project planning activities from concept to execution stage

Prepare detailed project schedules, milestones & monitoring systems

Coordinate with Architects, Structural Consultants, RCC Consultants & MEP teams

Monitor project progress and ensure adherence to timelines

5.Documentation & Reporting

Preparation of MIS reports for Management

Budget vs Actual cost reports

Progress tracking dashboards

Coordination with Accounts & Legal teams for project documentation

Required Qualifications

Bachelor's Degree in Civil Engineering (B.E./B.Tech)

810 years of experience in Real Estate / Construction Industry

Minimum 5 years in a leadership role

Technical Skills Required

Strong knowledge of Maharashtra DCPR rules

Expertise in FSI, TDR, Fungible FSI calculations

Proficiency in AutoCAD (basic review level), MS Project / Primavera

Advanced Excel for Cost Sheets & Financial Modelling
