  • Preparation of quantity take-offs based on drawings received.
  • Detailed analysis of drawings from Structural, Architectural and MEP consultants.
  • Benchmarking designs against engineering efficiency ratios and cost benchmarks.
  • Identification of value engineering opportunities to optimize project costs.

Cost & Budget Monitoring

  • Preparation of project budgets for various developments.
  • Monitoring budget vs actual costs across project lifecycle.
  • Creation of revenue generation scenarios based on market research and secondary reports.

Cost-to-Complete (CTC)

  • Preparation of detailed cost-to-complete analysis based on GFC drawings for ongoing projects.
  • Periodic revalidation of existing CTC estimates.

Operational Responsibilities

  • Rate Analysis
  • Conduct timely rate analysis for project items considering:
  • Location
  • Project type
  • Market benchmarks

  • Reduce contingencies and cost risks.

Annual Operating Plan (AOP)

  • Track AOP performance across projects.
  • Conduct variance analysis and identify corrective actions.
  • Highlight potential cost deviations for early mitigation.

Stakeholder Coordination

  • Coordinate with Operations, Design, Strategy and other teams for required inputs and timelines.
  • Prepare periodic review reports for Regional and HO leadership.

Process Responsibilities

  • Process Adherence
  • Ensure compliance with company-defined costing processes and guidelines.

  • Suggest initiatives to enhance efficiency, productivity and cost optimization.

  • Explore automation opportunities in costing and budgeting processes.

Legal & Design

  • Understand regulatory approvals and design implications affecting project costs
  • Align costing with architectural, structural and statutory requirements

Projects / Execution Team

  • Obtain project budget bifurcation details
  • Gather inputs on construction costs and amenities provided to customers

External Stakeholders

Structural / Quantity Surveying / MEP Consultants

  • Exchange technical data and inputs related to project costing
  • Align cost assumptions with design and engineering specifications

JV Partners

  • Communicate costing assumptions and financial rationale
  • Align on project cost structure and budget estimates for joint development projects

Education & Experience

  • B.E./B.Tech in Civil / Electrical / Mechanical OR Architect
  • Experience in Costing / Quantity Surveying / Cost Consulting
  • Experience in construction consulting firms / real estate developers / EPC companies

Functional / Technical Competencies
