Manager / AGM / GM – Land Acquisition

Are you a seasoned professional in land acquisition with strong market insight and negotiation expertise We are looking for a dynamic leader to drive strategic land sourcing and deal execution. 

Location: Bengaluru, Karnataka 

Language Requirement: Kannada (Mandatory), English, Telugu and Tamil (Desirable) 

Key Responsibilities :

Identify and evaluate potential land parcels aligned with business strategy 

Build and maintain a strong network with landowners, brokers, and local authorities 

Track market trends and identify emerging growth corridors 

Conduct feasibility analysis including location, zoning, ROI, and development potential 

Lead end-to-end due diligence in coordination with legal, finance, and technical teams 

Assess risks related to land titles, encumbrances, and regulatory approvals 

Drive negotiations for land acquisition through outright purchase, JV, or JDA structures 

Structure commercially viable deals aligned with company objectives 

Prepare and present proposals for internal approvals 

Compliance & Governance:

Ensure verification of land titles and documentation with legal teams 

Maintain compliance with local land laws, RERA norms, and statutory approvals 

Liaise with government authorities for approvals and clearances 

Stakeholder Management 

Collaborate with internal teams (Projects, Legal, Finance) 

Engage with external stakeholders including landowners, consultants, and authorities 

Reporting & Documentation:

Maintain detailed records of land parcels, negotiations, and transactions 

Prepare MIS reports and updates for leadership 

Track deal pipeline and ensure timely closures 

Who Should Apply 

Proven experience in land acquisition, real estate, or infrastructure development 

Strong negotiation and relationship management skills 

Deep understanding of local market dynamics and regulatory environment 

Fluency in Kannada is mandatory
