Job Summary
We are seeking a proactive and detail-oriented Legal professional to join our dynamic Legal team in Bengaluru for Nambiar Builders Private Limited. The ideal candidate will specialize in real estate legal matters, handling end-to-end documentation, due diligence, compliance, and regulatory processes for property acquisitions, developments, and transactions. This role plays a critical part in safeguarding our projects under RERA and other statutes, ensuring seamless operations in a fast-paced real estate environment.
Key Responsibilities
Real Estate Legal Documentation: Draft, review, and vet critical documents including Sale Deeds, Exchange Deeds, Lease Agreements, Sale Agreements, General Power of Attorneys (GPAs), Joint Development Agreements, Gift Deeds, and Memorandums of Understanding (MOUs).
Title Due Diligence: Conduct comprehensive end-to-end title verification; prepare and review title search reports; identify and mitigate risks such as encumbrances, easements, and discrepancies in ownership history.
Contract Law & Negotiation: Draft and review real estate contracts; support negotiations for property acquisitions, leasing arrangements, and joint ventures to protect Nambiar interests.
Regulatory Compliance: Ensure adherence to RERA (Real Estate Regulation Act), local development regulations, municipal zoning laws, and other relevant real estate statutes, including updates to the new labour codes where applicable.
Property Registration: Manage stamp duty calculations, deed registrations, e-filing processes, and liaison with Sub-Registrar Offices for timely and compliant executions.
Legal Research: Perform in-depth research using tools like Manupatra, SCC Online, LexisNexis, and government land records portals to analyse case laws, statutes, and precedents.
Encumbrance & Litigation Checks: Execute Encumbrance Certificate (EC) searches, court database verifications, and public record checks to support risk-free real estate transactions.
Technology Proficiency: Leverage MS Word for legal drafting, Excel for due diligence checklists and property data management, PowerPoint for client/stakeholder presentations, and basic document management systems.
Qualifications & Experience
LLB from a recognized university; LLM in real estate or corporate law preferred.
7-10 years of hands-on experience in real estate legal practice, preferably in a real estate/construction firm, law firm, or title search company.
Strong knowledge of Indian real estate laws (RERA, Transfer of Property Act, Indian Stamp Act, etc.) and Bangalore-specific regulations (BBMP zoning, BDA approvals).
Proven track record in title due diligence, contract drafting, and regulatory compliance for high-volume property transactions.
Required Skills
Excellent legal drafting and negotiation skills with meticulous attention to detail.
Proficiency in legal research tools (Manupatra, SCC Online, LexisNexis) and government portals (Kaveri Online, Bhoomi).
Advanced MS Office skills (Word, Excel, PowerPoint) and familiarity with document management systems.
Strong communication and interpersonal skills for stakeholder coordination and Sub Registrar liaison.
Ability to thrive in a target-driven environment with a focus on deadlines. Preferred Attributes
Certification in RERA compliance or real estate law.
Experience with construction contracts, joint ventures, or litigation management. Bengaluru resident or willing to relocate.
