We are seeking an experienced legal professional with strong expertise in real estate laws, land acquisition, litigation, and regulatory compliance to support the organization's real estate development projects. The role will be responsible for managing land due diligence, land record compliances, litigation, government liaison, and contract documentation, ensuring legal risk mitigation and regulatory adherence across projects.
Key Responsibilities
- Land Acquisition & Due Diligence
- Manage legal aspects of land acquisition and project land aggregation.
- Conduct comprehensive legal due diligence, including title verification, ownership validation, and encumbrance analysis.
- Review land tenure, land classification, and compliance with applicable land and municipal regulations.
- Handle Thika Tenancy matters and related regulatory compliance under applicable tenancy laws.
- Oversee land valuation processes in coordination with valuers, consultants, and internal stakeholders.
- Support land acquisition transactions and provide legal advisory during negotiations.
Land Records & Statutory Compliance
- Manage and monitor land record processes and statutory procedures, including:
- Mutation
- LRTT (Land Reforms Tenancy Tribunal) matters
- Land conversion / classification matters
- Other land-record-related compliances
- Ensure accuracy and verification of land records through coordination with revenue authorities and government offices.
- Maintain proper documentation and legal records related to land transactions.
Government Liaison & Regulatory Coordination
- Liaise with government and revenue authorities including:
- BLRO (Block Land & Land Reforms Office)
- DLRO (District Land & Land Reforms Office)
- Municipal and statutory authorities
- Facilitate approvals, certifications, and documentation related to land and development projects.
- Coordinate with consultants, surveyors, and legal advisors for regulatory compliance and land record processes.
Litigation Management
- Handle Civil, Criminal, real estate and land-related litigation matters at District Courts, High Courts, and other judicial forums.
- Handle Consumer matters and Cases before WBRERA
- Draft and review legal documents including:
- Petitions
- Written statements
- Affidavits
- Legal notices and replies
- Coordinate with external advocates, solicitors, and senior counsel for litigation strategy and case management.
- Maintain litigation MIS, case tracking systems, and documentation.
Contract Drafting & Documentation
- Draft and vet legal documents including:
- Development Agreements / Joint Venture Agreements
- Agreement for Sale / Sale Deeds
- Conveyance / Transfer Deeds
- Power of Attorney, MOUs, Gift Deeds
- Lease Deeds / Leave & License Agreements
- Manage legal documentation related to sale of residential and commercial properties.
Regulatory Compliance
- Ensure compliance with RERA and other real estate regulations.
- Manage documentation related to stamp duty, registration, adjudication, and statutory approvals.
- Provide legal advisory support to internal stakeholders to mitigate legal and contractual risks.
Key Skills Required
Strong expertise in Real Estate & Property Laws
Experience in Land Acquisition and Land Due Diligence
Knowledge of Thika Tenancy matters and land record procedures
Experience handling Mutation, LRTT, and land-related statutory compliances
Experience coordinating with BLRO, DLRO, and other revenue authorities
Litigation management experience in Any District Court and High Court
Strong legal drafting, negotiation, and documentation skills
Familiarity with RERA regulations and land registration processes
Ablility to read West Bengal land documents
Preferred Candidate Profile
8–12 years of experience in legal roles within reputed real estate / infrastructure organizations.
Proven experience handling complex land matters, litigation, and regulatory compliance.
Strong understanding of land laws, property transactions, and development regulations in West Bengal.
Ability to manage multiple legal matters and coordinate with internal and external stakeholders.
