Role Purpose

Drive end-to-end ownership of project financial performance across the expansion portfolio, with a strong focus on cost optimization, value engineering, and P&L accountability. Ensure each project delivers business-aligned outcomes with optimized CAPEX, faster turnaround, and standardized design while maintaining brand and quality benchmarks.

Key Responsibilities

Project Financial Governance

  • Own and manage P&L for assigned projects across planning, design, procurement & execution stages.
  • Validate and control CAPEX from budgeting to actualization track variances, drive corrections, highlight red flags.
  • Lead financial modelling for new project proposals, ROI and payback analysis, and decision support for Go/No-Go calls.

Cost Optimization & Value Engineering

  • Identify and drive cost optimization levers across design, materials, equipment, vendor sourcing, and construction methodology.
  • Lead benchmarking of design elements, product specifications and BOQs to improve efficiency without compromising brand identity.
  • Institutionalize make-vs-buy decisions, standardization of repeated scope and high-impact cost items.
  • Drive continuous improvement analyse cost trends, implement learnings into future sites, and scale best practices.

Design & Engineering Collaboration

  • Partner with Design team to influence design choices that reduce CAPEX and OPEX over lifecycle.
  • Propose alternative layouts, materials and space efficiencies that improve revenue/sqft and equipment yields.
  • Conduct design audits post-launch to validate assumptions and implement corrective refinements.

Vendor & Commercial Strategy

  • Collaborate with Commercial & Procurement for competitive sourcing, rate discovery and negotiation strategies.
  • Evaluate vendor performance on cost, quality, and delivery; influence future allocation decisions.
  • Support contracting strategies that reduce execution risk and cash flow burden.

Execution & Stakeholder Alignment

  • Align closely with Project leads, Design leads, Commercial, Operations and Finance for visibility and accountability.
  • Present cost vs plan updates in governance forums; ensure timely business alignment on cost deviations.
  • Standardize documentation: CAPEX approvals, change orders, post-project learnings, design deviations, and closure reports.

Success Metrics (KPIs)

  • Savings (%) delivered versus baseline CAPEX
  • Portfolio ROI improvement and faster payback cycles
  • Reduction in cost overruns and change-order impacts
  • Standardization compliance across network
  • Turnaround time improvement across stages
  • Stakeholder satisfaction & governance score

Key Skills & Experience

  • 12-15 years experience in Project Finance, Cost Management, Construction PM, Retail Expansion, or Value Engineering.
  • Deep understanding of CAPEX budgeting, BOQ development, procurement levers & commercial governance.
  • Strong business acumen with ability to challenge assumptions and push outcome-oriented decisions.
  • Proficiency in data analytics and financial modelling (Excel, Power BI preferred)
  • Cross-functional influencing, vendor management, and board-room communication ability.
