About the Role

This is a great opportunity for someone who is looking for responsibility and the hunger tocreate amazing spaces and revolutionize the definition of workspace. The role includesmanaging both standard, custom and managed WeWork Offices. We are looking for a Lead -MEP who will be responsible for managing the end-to-end delivery of all MEP works acrossassigned projects. The ideal candidate should possess strong technical expertise, excellentcoordination skills, basic MEP design knowledge and hands-on experience in projectmanagement.

Roles and Responsibilities

. Demonstrate strong technical expertise in basebuild MEP infrastructure.
. Conduct detailed building due diligence and identify gaps, risks, and basebuilddeficiencies during building evaluation. Review landlord MEP provisions, capacities,and compliance with project requirements.
. Hands-on experience in interior fitout MEP works covering HVAC, Electrical, Plumbing,Fire Fighting, ELV, and BMS.
. Review and validate MEP drawings, BOQs, and technical submittals.
. Coordinate closely with architects, consultants, Internal AOR/EOR, and internal projectteams from the layout planning stage to final GFC issuance.Ensure design alignmentacross all disciplines and highlight interface conflicts early.
. Proficient in AutoCAD and able to prepare/modify basic MEP layouts and overlaydrawings.
. Coordinate with Real Estate teams to track and follow up on Landlord deliverables.
. Conduct routine site inspections to monitor installation quality and progress. Ensureall MEP installations adhere to NBC, IS standards, local authority regulations, OEMguidelines, and client specifications.
. Verify material installations, workmanship standards, and adherence to methodstatements.
. Prepare concept budgets, validate MEP cost estimates, and ensure adherence toapproved budget allocations.
. Monitor variations/VOs and ensure cost optimization without compromising quality.
. Manage the external commissioning (Cx) agency for testing, commissioning, andIntegrated System Testing (IST) of all MEP systems.
. Ensure test protocols, reports, and system performance meet design intent.
. Prepare snag lists/punch lists, ensure timely closure, and track rectifications.
. Ensure complete documentation handover to operations, including As-built drawings,O&M manuals, test reports, and warranty certificates.
. Support technical handover to facility teams and assist during the transition phase.
. Identify technical risks early and propose mitigation measures. Ensure strictadherence to QA/QC procedures and safety standards on site. Support audits andensure compliance with project quality guidelines.
. Take end-to-end ownership of MEP design coordination and execution for assignedprojects.
. Track project milestones, monitor progress, and escalate critical issues proactively.Ensure timely delivery of MEP works aligned with master project schedules.

Education and Desired Qualifications

. BE/Diploma in Mechanical / Electrical from a reputed institute
. Experience in AutoCAD
. 6-8 for BE / 8-10 years for Diploma Holders professional experience in high qualitycommercial projects, Mixed-use residential, cultural, and institutional experience alsowill be considered.
. A commitment to delivering outstanding high quality project delivery.
. Ambitious, out-of-the-box thinker
. Interest in rule based design refined over multiple iterations
. Reliable, focused, and detail-oriented
. Some demonstrable experience in project management
. Ability to invoke applicable building , accessibility codes, and zoning in the designscheme
. Excellent decision-making skills
. Self-directed with a high level of initiative and a can do attitude, but open tofeedback
. Highly resourceful problem solver and quick learner
. Strong time management skills
. Excellent organizational and people skills
. Proficient in the following programs: AutoCAD
