Role Description
Land Strategy & Investment Analyst
Location: Thane or Nashik (Full-time, On-site)
You will be responsible for evaluating land opportunities and converting them into financially viable, developer-ready propositions. The role combines financial modelling, market intelligence, and development strategy to support acquisitions, partnerships, and project positioning.
Key responsibilities include:
- Build detailed financial models covering GDV, cost structures, phasing, cash flows, and returns
- Evaluate highest and best use (HBU) for land parcels based on regulatory, market, and infrastructure factors
- Conduct feasibility analysis for plotted developments, townships, and mixed-use formats
- Support deal underwriting for acquisitions, JVs, and landowner partnerships
- Analyze micro-markets, pricing benchmarks, absorption trends, and competing developments
- Prepare investment notes, strategy reports, and pitch decks for developers and investors
- Work closely with liaisoning, planning, and BD teams to ensure opportunities are both financially viable and execution-ready
What You Bring- Strong foundation in real estate finance and financial modelling
- Ability to translate land parcels into clear development and investment strategies
- Experience in feasibility studies, scenario analysis, and market assessment
- Background in real estate consulting, urban planning, investment analysis, or development advisory
- Strong analytical thinking with the ability to connect numbers, market dynamics, and on-ground realities
- Excellent communication and presentation skills, especially in developer and investor-facing contexts
Preferred Qualifications- Bachelor's degree in Finance, Economics, Urban Planning, Real Estate, or related field
- 2–6 years of relevant experience
- Familiarity with zoning, NA processes, and development regulations in Maharashtra is a strong advantage
- Exposure to plotted developments or township projects is preferred
- Advanced proficiency in Excel; experience with GIS or real estate tools is a plus
